What do houses cost in Caversham, Reading?

For anyone buying or renting in Caversham, Reading.

The typical Caversham home sells for about £450,000. Flats go for about a quarter of a million. Detached houses go for about £727,000. Prices across the wider area have slipped a little over the past year. This is where Reading money goes once it wants a garden, and it pays extra for the privilege.

The Land Registry recorded 335 sales in the year to May 2026, at a median of £450,000. The split by type is steep. Flats sold for around £250,000 across 75 sales and terraces for about £402,000 across 79. The 102 semis, the most common sale, went for roughly £526,000. The 79 detached houses reached about £727,000. The semi is the default Caversham purchase, and the price reflects that everyone else has worked that out too.

The official house price index for the area gives the direction. In the twelve months to May 2026 the average fell 2.4%, to about £351,000. Flats did worse, down 5% over the same period. That index covers a wider area than Caversham, so its average sits below the local median. A 2% dip is a small movement, and nobody in Caversham is holding a closing-down sale. On flats, 5% is enough to be worth raising when you negotiate.

Council tax clusters in band C, and only about 9% of homes fall in the two cheapest bands. A band D bill runs to about £2,613 a year. A cheap house on a cheap council tax band is hard to find on this side of the river, because there are hardly any cheap houses to begin with.

Renters have to work from a Reading-wide figure, not a Caversham one. The typical private rent across the Reading area was about £1,580 a month in April 2026, up 3% on a year earlier. That's a mean from the Office for National Statistics' rent index, not a median of what's advertised. By size, it works out at about £1,120 a month for a one-bed, £1,400 for two bedrooms, £1,670 for three and £2,370 for four or more. No figure exists for studios or rooms. Landlords with a three-bed semi near the Thames are not usually the ones charging under the borough average.

Modelled gross household income, before tax, averaged about £76,000 across Caversham in the financial year to March 2023. Set that against a £450,000 median and the typical home is a stretch for the typical household, not an impulse buy. A couple on that income can get a flat without much strain. The semi takes a bigger deposit, a longer mortgage term or help from the bank of mum and dad.

Price per square metre gives a fairer comparison. Across the sales that could be matched to an energy certificate's floor area, about 85% of them, the median was about £5,000 a square metre. The typical home behind that figure has around 92 square metres of floor space. That's a decent-sized family house, not a mansion, priced as though the view came included.

The bedroom mix explains who buys here. The 2021 census found about 40% of homes had three bedrooms and 33% had four or more. Two-bedroom homes made up 20%, and one-bedroom homes only 7%. With so few one-bed homes, first-time buyers are competing for a small number of flats, and everyone else is looking at family houses.

Value is Caversham's middling spot rather than its selling point. You pay a proper premium for what the area gives you, and the slight dip in prices won't change that.
