What do houses cost in Callington?

For anyone buying or renting in Callington.

About £242,500 for a typical house, which in Cornwall is close to a rounding error away from cheap. Terraces go for well under two hundred thousand. Detached houses cost about double a terrace. Seventy-odd homes changed hands in a year, so this is a market with a pulse rather than a queue. Callington is one of the few Cornish towns where the price tag is not doing all the talking.

The Land Registry's twelve months to May 2026 put the median sale at roughly £242,500 across 74 completed sales. The split by type is the number that actually matters when you start looking. Terraces came in at a median of about £165,000 across 26 sales, semis at roughly £237,500 across 18, and detached houses at about £345,000 across 28. That is a genuine ladder in a town small enough to walk across, and it means the gap between a first purchase and a family house here is a real financial step rather than a change of postcode.

For direction, the published house price index for the area recorded an increase of about 4% over twelve months as of May 2026, with a five-year change of roughly 11%. Flats went the other way over the same twelve months by about half a percent, which is small enough to be noise rather than a story. The index puts the average price for the area at around £280,000, which sits above the local median sale figure because it measures a different thing.

Council tax is where the town's affordability shows up as a monthly reality rather than a one-off. Band B is the most common, and roughly 48% of dwellings sit in bands A or B. A band D bill runs to about £2,590 a year, which is the figure worth holding against whatever you currently pay, since band D is the standard comparison rung across England.

Renting is measured at county level rather than town level, so the honest figure is the typical private rent across the Cornwall area, which the Office for National Statistics puts at about £1,000 a month. That is a mean from the rent index, not a median of what is currently advertised in a shop window. By size, one-bedroom homes average around £690 a month, two-bedrooms about £880, three-bedrooms roughly £1,080, and four or more around £1,510. Studio and room rents are not published at this grain, so anyone quoting you one has made it up.

On affordability, modelled gross household income for the area in the financial year to March 2023 was about £42,000 before tax. Set that against a median sale around £242,500 and the arithmetic is tight but not absurd, which in the south west is close to a compliment. A terrace at roughly £165,000 is genuinely within reach for a two-income household here. A detached house at about £345,000 is a different conversation, and one that usually involves either equity from somewhere else or a very good year.

Measured by floor space, the sales that could be matched to an energy certificate, which is roughly 84% of them, come out at a median of about £2,980 per square metre, on a typical floor area of around 74 square metres. That gives you the shape of the thing: a modest but not poky house, priced per metre at a level that would buy a cupboard in the places people leave to move here.

The stock itself is built for families rather than singles. Census 2021 has around 39% of households in three-bedroom homes and about 34% in two-bedrooms, with roughly 20% at four or more and only about 7% in one-bedroom homes. If you are hunting a one-bed, you are hunting a small pool.

Cost is where Callington quietly wins. Compared with almost anywhere else in Cornwall with a school, a supermarket and a road out, what you pay here is one of the strongest arguments the town has.
