What do houses cost in Buxted?

For anyone buying or renting in Buxted.

Buxted costs about half a million, and more if you want a garden you can lose a dog in. Detached houses go for roughly seven hundred thousand. Nearly half the homes have four bedrooms or more. The cheap end is a handful of flats. The village sells space, and space was never going to be cheap.

In the Land Registry's twelve months to May 2026, the median sale in the Buxted area was about £526,000, across 40 sales. Split by type, the prices tell you what the village is built around. Detached houses fetched a median of about £703,000 across 20 sales, semi-detached houses about £515,000 across 10, and terraces about £365,000 across 6. Only 4 flats sold, at a median of about £203,000. Half the market is detached, and the detached market sets the tone. The terrace, which is the first-rung house almost everywhere else, is a rare sighting here, and four flat sales in a year is not a market so much as a rumour.

Prices are holding rather than climbing. The published house-price index for the area put the average price at about £389,000 as of May 2026, down 1% on the year. That is a rounding error dressed up as news, and nobody selling a detached house in Buxted will be taking offers because of it. Flats in the same index fell further, down about 4% on the year, which matters more to the handful of people buying one than to anyone else.

Council tax follows the house sizes. The most common band on the valuation list is G, and only 8% of homes sit in bands A or B. A band D home pays about £2,728 a year, and most of Buxted is a few bands above band D. Budget for the bill that goes with the driveway, not the one on the comparison website's example.

Renting is priced at district level only. The typical private rent across the Wealden area was about £1,260 a month as of April 2026, a mean from the Office for National Statistics rent index rather than a median of advertised listings, and it covers towns and villages alike, not Buxted alone. By size, the Wealden figures run from about £895 a month for one bedroom to about £1,142 for two, £1,424 for three and £2,089 for four or more. Given what Buxted is mostly made of, the four-bedroom figure is the one to read.

Local incomes are high but so is the ticket. Median gross household income across the area, before tax, was about £64,000 in the financial year to March 2023, modelled by the Office for National Statistics. Set against a median sale of about £526,000, that is comfortable for a household already sitting on equity from a previous house and a stretch for anyone arriving with a deposit and optimism.

Measured by floor space, the median sale price was about £4,300 per square metre, with the typical home behind that figure at about 104 square metres. That covers the 60% of sales that could be matched to an energy certificate's floor area, not every sale, so treat it as a guide to how the market prices space rather than a calculator for any one house. The number is the honest one to take to a viewing, because asking prices here like to be quoted per bedroom and per view.

The 2021 Census shows why. About 47% of homes have four or more bedrooms, 30% have three, 15% have two and 7% have one. Buxted is built for families who already have the furniture. Anyone searching for a two-bed is fishing in a small pond, and anyone after a one-bed is fishing in a puddle.

Houses in Buxted are expensive for what most buyers can bring to the table, and the village makes little room for anyone starting out. If you are trading down from somewhere dearer, it works; if you are trading up from nothing, it doesn't.
