What do houses cost in Burnham-on-Sea?

For anyone buying or renting in Burnham-on-Sea.

About £270,000 for the typical house, which on this coastline is the price of a two-bedroom flat with a partial view of something else. A detached house runs to around £352,500. A flat comes in around £154,000. The whole spread between the cheapest type and the dearest is narrower than the gap between two streets in most seaside towns. Burnham-on-Sea is one of the few places on the Bristol Channel where the postcode has not yet worked out what it is supposedly worth.

The Land Registry recorded 255 sales in the year to May 2026, with the median landing at £270,000. Broken down by type: flats around £154,000 across 33 sales, terraced houses around £224,000 across 53, semi-detached around £275,000 across 91, and detached around £352,500 across 78. The semi-detached house is the town's default purchase and the one the market is actually built around, which is why 91 of them changed hands. If you want the volume, buy a semi. If you want the garden, the detached stock is there and it is not asking for a premium that would frighten anyone.

For direction, the published house-price index for the area put the average at about £280,800 as of May 2026, up 3% over twelve months and around 15% over five years. Flats went the other way over the same twelve months, down by under 1%, which is a change small enough to be noise rather than a story. Houses drifted up. Flats sat still. Nobody should be reading a market signal into a fraction of a percent.

Council tax is modest by design rather than by accident. Band C is the most common band, and about 43% of dwellings sit in bands A or B. A band D property carries an annual bill of around £2,560, which is the number most people can hold against their own and know instantly whether this feels cheap.

Renting is measured at county level rather than town level, so treat it as an area typical. Across the Somerset area, mean private rent from the national index runs at about £990 a month, up around 4% over the year. By size, that is roughly £670 for a one-bedroom, £886 for a two-bedroom, £1,100 for a three-bedroom, and about £1,580 for four bedrooms or more. Those are means from the index rather than a scrape of what is currently advertised in the window on the high street, so the actual asking price on any given Tuesday may sit either side of them.

On affordability, modelled gross household income for the financial year to March 2023 came in at about £43,500 before tax. Against a median sale of £270,000 that is a real multiple, but it is a far gentler one than most of the south west manages, and it is the reason people who could not make the numbers work in Bristol or on the north Somerset coast end up looking here with a calculator and a slightly surprised expression.

Per square metre, the median across the sales that could be matched to an energy certificate's floor area, which is about 82% of them, comes out around £3,300. The typical matched property measures about 84 square metres. That is a genuinely usable house rather than a compressed one, which is the practical difference between a coastal town built on flat reclaimed land and a coastal town built on a cliff.

The bedroom mix from the 2021 Census explains the pricing more clearly than any of the averages do. Three-bedroom homes make up 38% of households, two-bedroom 30%, four or more 21%, and one-bedroom just 11%. This is a town of family-sized homes owned largely by households smaller than the houses they live in, which keeps supply steady and stops the two-bedroom scramble that distorts prices elsewhere.

Value is the strongest thing Burnham-on-Sea has going for it. You are buying more house, closer to water, for less money than the coast usually charges, and the only real question is what you are prepared to accept alongside it.
