What do houses cost in Bream, Gloucestershire?

For anyone buying or renting in Bream, Gloucestershire.

A typical house in Bream sells for about £267,500, and for that you get a whole house with land around it. A semi costs about a quarter of a million. A terrace costs less. A detached house costs a good deal more. Prices barely moved over the year, and on a forest edge that counts as good news.

In the year to mid-April 2026 the Land Registry recorded 31 sales in Bream, at a median of about £267,500. Thirteen were detached houses, with a median of £370,000. Eleven were semis at a median of £250,000, and seven were terraces at £220,000. Thirty-one sales a year is a small market, so the right house tends to come up once and then go. One sale at either extreme can move the median noticeably.

The official house price index for the area rose 0.2% in the twelve months to May 2026, to an average of about £290,000. That is close to flat. Flats fell 4.1% over the same period, but flats make up a tiny share of homes here, so that fall belongs to the wider index. In Bream itself you would struggle to find a flat to buy.

Band B is the most common council tax band in Bream, and about 52% of homes are in bands A or B. A band D home in the Forest of Dean pays about £2,443 a year, and band A pays about £1,629. Most households here pay toward the bottom of the scale, because the old miners' cottages were valued by people who knew exactly what they were.

The Forest of Dean as a whole has typical private rents of about £820 a month. That is the mean from the Office for National Statistics rent index, not an average of advertised listings, and nobody measures Bream on its own. Across the district a one-bed averages about £590 a month, a two-bed £795, a three-bed £953 and a four-bed or larger about £1,440. No figures are published for studios or rooms.

The Office for National Statistics models gross household income for the area around Bream at about £51,000 a year before tax, for the financial year to March 2023. That figure is several years old and covers a wider area than the village. Against it, a £220,000 terrace is within reach for a two-income household. A £370,000 detached house is a stretch that needs savings or equity from a previous sale. The gross figure also looks a good deal healthier than what reaches the bank account.

Of the sales that could be matched to an energy certificate, about 45% of the total, the median price works out at about £3,000 a square metre, for a typical floor area of around 65 square metres. That covers only 14 sales, so a few houses decide the figure. Square metres are the one measurement that particulars rarely give, so check the floor area on the energy certificate for any house you shortlist and compare like with like.

At the 2021 census about 45% of Bream's homes had three bedrooms, 28% had two, 19% had four or more and only 7% had one. If you're after a three-bed with a garden, you're looking at Bream's standard house, and most streets have one. If you want a one-bed starter, there is very little here for you.

Bream is good value for a forest-edge village, where a three-bed house with a garden costs about what a flat does in many cities. You pay for it with the long drive to everything else.
