What do houses cost in Bovey Tracey?

For anyone buying or renting in Bovey Tracey.

The typical house in Bovey Tracey changes hands at about £345,000. Detached stock sits closer to £475,000. Terraces come in around £275,000. Flats barely exist here and barely sell. This is Devon market-town money: not cheap, not coastal-resort silly, and priced by proximity to a moor rather than to a job.

Across the year to May 2026 the Land Registry recorded 85 completed sales at a median of £345,000. Detached houses accounted for 33 of them at about £475,000, semi-detached for 25 at about £330,000, and terraces for 22 at about £275,000. Flats managed five sales at about £162,000, a sample small enough that it describes five specific flats rather than a flat market.

The published house price index for the area, as of May 2026, puts the average at about £302,000, down about 1% over the previous twelve months. That is a recorded change rather than a forecast, and one percent is a wobble rather than a story. Flats moved further, down about 5% over the same year against an index average of about £151,000.

Council tax lands mostly at band D, the most common band in the town, and the annual bill at band D runs to about £2,640. About 31% of dwellings sit in bands A or B, which is a useful reminder that the sale prices describe what has been selling rather than what is standing.

Renting is published only across the wider area. Typical private rent across the Teignbridge area is about £950 a month as of April 2026, and that figure is a mean from the Office for National Statistics rent index rather than a median of whatever is advertised this week. By size across that same area, one bedroom runs about £645, two about £855, three about £1,070, and four or more about £1,540.

Set the sale prices against local earnings and the shape of the town gets clearer. Modelled household income for this area was about £55,800 for the financial year to March 2023, gross, before any tax comes off, and it describes that year rather than this one. A £345,000 median against a gross figure like that assumes two incomes, equity carried in from somewhere else, or a mortgage that started a long time ago. Bovey Tracey is not priced for first jobs.

Of the sales that can be matched to an energy certificate's floor area, which is about 84% of them, the median is about £3,900 a square metre, on a typical floor area of about 87 square metres. Eighty-seven square metres is an ordinary English house, which is the polite way of saying that the money here is going on where the house is, not on how much house there is.

On bedrooms, Census 2021 has about 37% of households in three, about 32% in two, about 24% in four or more, and about 6% in one. That is family-sized stock in a town where a fair few of those bedrooms are now spare rooms with an ironing board in them.

Priced against what it actually is, Bovey Tracey sits a notch above average value without ever being generous: a proper Devon premium for the setting, and a normal-sized house at the end of it. Decent, then, rather than a bargain anyone will brag about.
