Who lives in Bosham?

For anyone buying or renting in Bosham.

Mostly older, mostly owners, mostly settled. The median resident in Bosham is 53. Just under three-quarters of households own their home. About half of adult residents hold a degree. Four in ten of those working do so from home. This is the demographic shape of late career and comfortable retirement, with the school-gate population in the minority.

The tenure split skews heavily toward ownership. Just under three-quarters of Bosham households own their home, either outright or with a mortgage. About one in six rents privately. Around one in ten lives in social housing. Total private and social renting together accounts for around a quarter of the village, which is a thinner renting share than most coastal villages on the south coast typically carry. The ownership level shapes most of the rest of the demographic picture: people who own outright tend to stay put, age in place, and pass property between generations rather than churning through it on a buyer-cycle.

The age profile sits in the older half of the national distribution. The median resident is 53. The 25-to-44 share of the population, which is the prime family-forming and career-building band nationally, accounts for around one in five Bosham residents. That is a thinner younger working-age slice than the country as a whole, and it shows up in everything from school-gate volumes to weekend trade in the village. The dominant resident cohorts are people in late career, early retirement, and active retirement, with a meaningful share who simply never left the village in the first place.

Median household income in Bosham comes in at around £63,000 a year, which sits above the national median by a meaningful margin. That reflects the late-career skew: high-earning professionals approaching retirement, retirees on private and occupational pensions, and a smaller cohort of remote workers attached to city employers earning city salaries. The earned-income story matters less here than in places where most residents are mid-career. The asset story, particularly housing equity, matters more. For most Bosham households, the home itself is the dominant item on the household balance sheet, and has been for years.

On household make-up, around a third of Bosham households are single-person households. About one in five of all households is a single pensioner living alone, which means around two-thirds of the village's single-person households are older residents living on their own. Couples raising dependent children account for around one in six households. Lone-parent households account for around one in fourteen. Read together, the picture is a village where families with school-age children are a minority shape, and the dominant household is a single adult, often older, often the owner of the home they live in.

Bosham's resident profile sits at the top end of the national distribution on most of the standard measures: ownership, health, education, low deprivation. The village is, on the numbers, almost everyone's idea of comfortable. The price of admission is the asset base it takes to live there in the first place.
