A typical home in Bishop's Stortford sells for about £420,000, and the price depends heavily on what kind of home it is. A flat costs around a quarter of a million. A terrace costs about £375,000. A detached house costs the best part of £650,000. Flats are the cheap way in, and only one home in five is a flat.
The Land Registry recorded 447 sales in the year to May 2026, at a median of £420,000. Detached houses and semis each made up 122 of those sales, at medians of about £650,000 and about £448,000. The 108 terraces went for about £375,000, and the 95 flats for about £255,000. Local businessmen built the Corn Exchange in 1828 so dealers had somewhere to argue about prices. These days it houses shops and leisure businesses, and the arguing over price happens on the semis.
The official house price index for the area showed prices up about 4% in the twelve months to May 2026, with flats up about 2%. That is steady growth with no sign of a boom, and anyone waiting for prices to fall has had no encouragement from it.
Band C is the most common council-tax band here, and only about 12% of homes are in bands A or B. A band D home pays about £2,455 a year, which is a fair figure to compare against your own bill. The cheapest bands have few homes in them, because the town's housing stock mostly sits higher up the list.
The Office for National Statistics index puts the average private rent across East Hertfordshire at about £1,500 a month in April 2026, about 4% higher than a year earlier. The figure covers the whole district, and it is an average of what tenants pay, which can differ from the prices on advertised listings. A one-bed averaged about £1,060, a two-bed about £1,350, a three-bed about £1,640 and four bedrooms or more about £2,400. No figures exist for studios or rooms.
The Office for National Statistics models average household income across the town's neighbourhoods at about £72,000 a year before tax, for the financial year to March 2023. On that income a flat is comfortably within reach and a terrace is manageable. A detached house is a stretch that most households will need savings or equity to cover, and the figure is three years old.
Of the sales that could be matched to an energy certificate, about 86% of the total, the median price was about £5,200 per square metre, for a typical floor area of about 85 square metres. When you view, check the floor area against the energy certificate, because the wide-angle lens in the listing photos tends to add about twenty square metres for free.
At the 2021 census, about 11% of homes had one bedroom, 25% had two, 31% had three and 33% had four or more. That is a third of the town with four or more bedrooms, which is a lot of guest rooms for somewhere with an airport just over the motorway.
On cost, Bishop's Stortford is middling. A flat is affordable on a local income, but the family houses the town is mostly built of take a much bigger budget.
