What do houses cost in Billingshurst?

For anyone buying or renting in Billingshurst.

About £400,000 buys the typical home here, and it's a sensible one. Flats are the cheap way in. Detached houses clear half a million. Prices barely moved in a year. Billingshurst is priced for buyers who've stopped waiting for a crash.

The Land Registry recorded 145 sales in the year to May 2026, at a median of £396,500. That middle figure hides a wide spread. The 25 flats sold went for a median of £160,000, the 36 terraces for about £356,000, the 44 semis for £435,000 and the 40 detached houses for £551,000. Semis and detached houses made up more than half the sales, so Billingshurst is mostly selling family houses to families. The flats are a side door that not many people use.

Nothing dramatic is happening to prices. The official house price index for the area rose 1.3% in the twelve months to May 2026, putting the average at about £441,000. Flats went the other way, down 1.7% over the same period. Neither figure is a boom or a slump, whatever the estate agent's window says. It's a market that has settled into a steady walk, and anyone promising a quick profit on a flat is selling something other than the flat.

Council tax clusters in Band C, and only 13% of homes sit in Bands A or B. Horsham District's Band D bill is about £2,440 a year, which is the number to hold up against what you pay now. A cheap council tax band is the one bargain Billingshurst doesn't stock.

Terraces and flats are where a single buyer has a chance. The detached houses are for people who've already sold one.

The median sale works out at about £4,700 per square metre, on a typical floor area of 88 square metres. That figure covers the sales that could be matched to an energy certificate's floor area, which is 81% of them, not every sale. It's a useful check on an asking price. If a listing is well above that rate, ask what the extra is paying for, because it usually isn't the square metres.

The 2021 Census counted 9% of households in one-bedroom homes, 25% in two bedrooms, 39% in three and 27% in four or more. Three bedrooms is the local standard, and four is more common than two. Anyone hunting for a one-bed will be looking at a small slice of the stock, and the rest of the village was built on the assumption that you'd eventually need the spare room.

Houses in Billingshurst are fairly priced for what they are and good value for a family house in this part of Sussex. You don't find bargains here, but you rarely get stung either.
