The typical home in Berkhamsted sells for about £666,000. A detached house costs nearly a million. A flat costs about half of what a typical house does. Renting is no cheaper route in. The town's prices have barely moved, and from that height they don't need to.
The Land Registry recorded 250 sales in the year to May 2026, at a median of about £666,000. Detached houses fetched about £938,000 across 69 sales, semis about £693,000 across 48, terraces about £650,000 across 71, and flats about £348,000 across 62. Terraces and semis sell close together because most of the money is in being in Berkhamsted at all, and the walls matter less. Henry II gave the town a royal charter in 1156 that kept rival markets away. The town still doesn't sell anything cheaply.
The official house price index for the wider area showed no change at all over the twelve months to May 2026, and flats in the same index were down about 2%. A flat year at this level is still a high price. A buyer who waited for a correction got one only on flats, and a small one.
Dacorum's council-tax list puts most of Berkhamsted's homes in band D, and only 6% are in bands A or B. Band D costs about £2,409 a year here. At the top end, band H runs to about £4,817 a year, which is a lot to pay for a detached house the council valued in a different decade.
Renting doesn't get anyone out of the sums. The Office for National Statistics index puts typical private rent at about £1,580 a month across Dacorum as of April 2026. That is a mean across the whole borough, and Berkhamsted is one of its pricier corners. By size, the borough averages about £1,090 a month for one bedroom, £1,360 for two, £1,640 for three and £2,270 for four or more. There is no reliable figure for studios or single rooms.
The Office for National Statistics models gross household income, before tax, at about £77,500 for the financial year to March 2023, averaged across the town. That is a comfortable income almost anywhere. Against a typical sale of about £666,000, it is a stretch for anyone without a large deposit, and the deposits here tend to come from a house sold somewhere else. Two good salaries get a household to the viewing. Equity from the last house is usually what gets the offer accepted.
Among the sales that could be matched to an energy certificate's floor area, about 80% of the year's total, the median price was about £6,900 per square metre, on a typical floor area of about 91 square metres. That figure covers most sales but not every one. The square metres that cost most are often in the oldest parts of town. It is worth checking whether a house falls inside the Berkhamsted, Northchurch or Dudswell conservation areas, because that decides how much of the space you can change later.
Census 2021 counted about 10% of homes with one bedroom, 24% with two, 30% with three and 36% with four or more. A buyer searching for two bedrooms is looking at a quarter of the town. The four-bedroom house is the most common size in Berkhamsted, and it is also the one that costs nearly a million.
Houses in Berkhamsted are expensive enough that for most buyers the question is whether they can get in at all, never whether they are getting a bargain. Value is poor here, and the town has never had to compete on it.
