What do houses cost in Bere Alston?

For anyone buying or renting in Bere Alston.

About £261,000 buys a typical house in Bere Alston. Terraces go for just over two hundred thousand. Detached houses land near four hundred. Twenty-nine sales in total, which is less a market than a rota. What you pay here has less to do with demand than with which handful of houses happened to come free.

The Land Registry's last twelve months, ending in May 2026, record 29 sales at a median of around £261,000. Eleven of those were terraces, at about £203,000. Ten were semi-detached, at roughly £266,000. Eight were detached, at about £400,000. That is the entire annual turnover of the village, which means one unusual sale shifts the whole shape of it. Anyone hoping to negotiate from comparable evidence will find the evidence fits on a single sheet of paper.

Over the twelve months to May 2026 the house price index puts prices about 2% higher. Flats went the other way, about 2% lower over the same period. Both movements are small, and anyone building a strategy on either is building it out of rounding.

Council tax sits lighter than the sale prices imply. Band B is the most common banding in the village, and about 43% of dwellings fall into bands A or B. A band D property pays around £2,705 a year, which is the figure to hold up against whatever bill lands on your current doormat.

Against a median near £261,000, the village is a stretch on one salary and comfortable enough on two, which is exactly the sorting mechanism that produces a place full of couples and retirees.

By floor area, of the sales that could be measured against an energy certificate, about 79% of them or 23 sales, the median comes to roughly £2,970 a square metre on a typical floor area of 94 square metres. Ninety-four square metres is a proper family house rather than a cottage with ideas, and it explains why so few flats bother to exist here.

The 2021 census puts the bedroom mix at about 39% three-bedroom, 34% two-bedroom, 20% with four or more, and 7% with one. If you are searching on a one-bedroom filter, the results page is going to be a short and disappointing read.

Measured against what the money actually buys, price is one of Bere Alston's stronger cards: a valley address, a full-sized house, and a council tax band that does not punish you for it. The catch is supply rather than cost. The price is reasonable, the choice is not.
