What do houses cost in Basingstoke?

For anyone buying or renting in Basingstoke.

A typical Basingstoke home costs about £335,000, and this year the sellers are the ones sweating. Flats go for under £200,000. A detached house will cost you over half a million. Prices are a little lower than a year ago. "Priced to sell" on a listing here currently means exactly that.

The Land Registry recorded 1,241 sales in the year to late May 2026, at a typical price of £335,000. Terraces were the busiest part of the market, with 471 sales at around £310,000. Semis followed with 264 at about £390,000, then 256 detached houses at around £521,000 and 250 flats at about £190,000. The terrace is the town's working stock, and the detached house is where people put the money once they've stopped pretending the loft extension will be enough.

The house price index for the area put the average at about £366,000 as of May 2026, down about 3% on twelve months earlier. That's a different measure from the Land Registry's typical price, which is why the two figures don't match, and a 3% dip is small rather than a crash. Flats did worse, down about 6% over the same year. Anyone who bought a one-bed last spring as "an investment" now owns a slightly smaller investment.

Band C is the most common council-tax band, and 23% of homes sit in bands A or B. A band D bill runs to about £2,255 a year, which is the figure to hold up against whatever you pay now.

Renting costs about £1,320 a month on average across the Basingstoke and Deane area as of April 2026, up about 5% on a year earlier. That's a borough-wide mean from the Office for National Statistics' rent index, villages included, and not a figure for any one street. By size, a one-bed averages about £940, a two-bed about £1,220, a three-bed about £1,480 and a four-bed or bigger about £2,090. No reliable figure exists for studios or rooms. Rents went up in the same year that flat prices went down, and nobody on either side of that tenancy enjoys it.

Gross household income, before tax, averaged about £66,000 across the area in the financial year to March 2023. That's a modelled figure from a few years back, not today's pay packet. Set against a typical price of £335,000, a terrace or a semi is within reach for a two-income household with a deposit saved. The detached end of the market is a stretch unless you're arriving with equity from somewhere dearer.

Measured by floor space, the median sale went for about £4,070 per square metre, on a typical floor area of 86 square metres. That covers the 91% of sales that could be matched to an energy certificate's floor area, not every sale. Eighty-six square metres is enough room for a family, though maybe not for everything the family owns.

The 2021 Census puts 12% of homes at one bedroom, 25% at two, 41% at three and 22% at four or more. Three bedrooms is the default here, and the town was planned around the household that needs them: two adults, two children and a box room that never quite gets used for guests.

Price is one of Basingstoke's strengths. An ordinary family home is within reach of an ordinary local household, and this year the market is leaning slightly towards buyers.
