What do houses cost in Barkingside?

For anyone buying or renting in Barkingside.

A typical Barkingside home sells for about £480,000, and the terrace is what sets that price. Flats sell for nearer £320,000. A semi goes past half a million. Detached houses hardly ever come up for sale. That headline number is a terrace price, and about half the homes sold here are terraces.

The Land Registry recorded 200 sales in the year to May 2026, at a median of about £480,000. Terraces made up 105 of them, at a median of about £490,000, which is why the overall figure sits so close to theirs. The 39 flats had a median of around £320,000 and the 47 semis about £540,000. Only nine detached houses changed hands, at a median of about £655,000. With nine sales, one big house more or less in a year moves that detached figure more than anything happening in the market.

The house price index for the area, published for May 2026, put the average at about £496,000, up 2.4% on the year before. Flats were down 0.4% on the same index. Neither change is big enough to build a strategy around. Anyone waiting for Barkingside to get cheaper has not had much encouragement from the past year.

Band D is the most common council-tax band, and about 15% of homes are in bands A or B. Redbridge charges about £2,295 a year for band D, which is the figure most buyers can hold up against their current bill. Cheap-band houses are scarce, and the ones that exist are mostly flats.

Redbridge as a whole charged private tenants about £1,720 a month on average as of April 2026, up 3.3% on a year earlier. That is a mean from the Office for National Statistics' rent index for the whole borough, so Barkingside's own figure may run higher or lower. By size, the borough's averages run from around £1,360 for a one-bed and £1,680 for a two-bed to about £1,980 for three bedrooms and £2,720 for four or more. A three-bed terrace to rent is not a stopgap while saving for a deposit, though plenty of tenants try it that way.

The Office for National Statistics modelled average household income here at about £71,800 a year, gross and before tax, for the financial year to March 2023. That figure is a few years old and comes from a model, but it gives a sense of scale. A terrace at £490,000 is within reach for two good salaries and a stretch for one. Most people buying here are a couple with two incomes, each covering half the mortgage.

Of the sales that could be matched to an energy certificate's floor area, which was 91% of them, the median price was about £5,470 per square metre. The typical floor area behind those sales was about 89 square metres. That is a family-sized house without much spare room, and the price per square metre shows buyers are paying for the London location more than for extra space. If a detached house is asking well above the area's median, ask which recent sales justify the price, because with nine sold in a year there are very few to compare it with.

In the 2021 census, about 42% of Barkingside households had three bedrooms, 25% had two, 21% had four or more and 12% had one. The three-bed is the standard home here, and that is the size most buyers in Barkingside are looking for too.

Overall, Barkingside's prices are middling. They are steep for one income, manageable for two, and the past year has given no sign of a discount coming.
