What do houses cost in Ashford Common?

For anyone buying or renting in Ashford Common.

About £465,000, mostly for a three-bedroom house built in decades when nobody expected a house like it to cost that much. Semis go for a little more. Flats go for about half. Prices have slipped a bit over the past year. Cheap it isn't, though it has come down slightly.

The Land Registry recorded 65 sales in Ashford Common in the year to May 2026, at a median price of £465,000. Flats sold for a median of £234,000 across 15 sales. Terraced houses sold for £435,000 across 14 sales, and semi-detached houses for £479,000 across 30 sales. The six detached houses that changed hands had a median of £725,000. Semis made up 30 of the 65 sales, so the median is close to what a semi costs anyway.

The official house price index for the area put the average price at about £430,000 in May 2026, down 4% on a year earlier. Flats fell further, down 6% over the same twelve months. A drop that size is small at these prices, though it helps flat buyers most. The index has recorded that fall. Whether it carries on is anyone's guess.

Band D is the most common council-tax band in Ashford Common, and only 4% of homes are in bands A or B. Spelthorne charges about £2,530 a year for band D. That is the amount most households here can expect to pay, and the number to put next to whatever they pay now.

For renters, the Office for National Statistics put the typical private rent across Spelthorne at about £1,630 a month in April 2026. That is a borough-wide mean from its price index, and not a median of local listings. By size, the Spelthorne averages run to about £1,190 a month for one bedroom, £1,520 for two, £1,770 for three and £2,400 for four or more. No figures are published for studios or single rooms. These cover the whole borough, so any one house in Ashford Common could come in above or below them.

Modelled gross household income in Ashford Common was about £65,900 in the financial year to March 2023. Gross means before tax. After tax, the same modelling puts net household income at about £46,800. Those incomes are a few years old, and the house prices are from this year. The median house is priced against the first income figure and paid for out of the second. If the sums are close, ask a mortgage broker for an affordability check on your own take-home pay early on.

For the sales that could be matched to an energy certificate's floor area, 79% of the total, the median price was about £5,500 per square metre. The typical home behind that figure has 88 square metres of floor space. Sales without a certificate are left out of the measure.

The 2021 census found three bedrooms to be the most common size, at 44% of households. Two bedrooms made up 28%, four or more 17%, and one bedroom 11%. That makes Ashford Common mainly a place of three-bedroom houses. Four-bedroom homes are scarce, and the detached ones at £725,000 cost far more.

What houses cost here is the weak side of Ashford Common. You pay solidly above-average money for ordinary three-bedroom homes, and the small fall over the past year does little to change that.
