Ashchurch will sell you a family home for under a quarter of a million and then hand you a police log that reads like a town twice its size. Three in four homes are warm enough to rate C or better for energy. Two cars on most drives. Recorded crime runs about a third above the rest of the Tewkesbury district. The houses are the bargain, and the antisocial behaviour is the small print.
The Land Registry recorded 20 sales in the year to March 2026, at a typical price of about £232,000. Twenty sales is a small pool, and the split by type matters more than the middle number. Six detached houses went for around £371,000, four semis for about £278,000, seven terraces for £170,000 and three flats for £160,000. A terrace and a flat cost almost the same here, so the flat buyer is mostly paying for a neighbour overhead. Band C is the most common council-tax band, and 32% of homes are in bands A or B.
Renting is priced at district level. Across the Tewkesbury area the typical private rent was about £990 a month as of April 2026, a mean from the Office for National Statistics rent index covering the whole authority, so it knows nothing about any one Ashchurch close.
The housing is mostly young. On the council-tax valuation list only 9% of homes were built before 1930, and 23% went up between 2000 and 2008 alone. Detached houses make up 37% of the stock, terraces 27%, semis 18%, flats 11% and bungalows 6%. The energy certificates follow the build dates: of 384 certificated homes, 213 hold a B, and 76% rate C or better. Heating is less tidy. Only 48% of homes are on mains gas, and about 6% heat with electricity alone. Anyone hunting for period character will run out of options long before they run out of patience.
Safety is where the shine comes off. Gloucestershire Constabulary's published figures put crime at about 56 per 1,000 residents in the year to May 2026, roughly 32% above the Tewkesbury district average. Antisocial behaviour made up 27% of incidents against 16% nationally, although with 135 crimes in the year a handful of reports moves those shares by several points. Across the whole force, about 9% of crimes ended in a charge against 12% nationally, putting Gloucestershire 39th of 42 forces. Reporting something is easy. Getting it to court is the county's weaker skill.
Heritage barely gets in the way. There are nine listed buildings, one at Grade II* and eight at Grade II, and no conservation area. For nearly every home, an extension is a matter for your builder and the ordinary planning rules everyone else gets.
Ashchurch for Tewkesbury station is in the village, and fewer than 1% of working residents take the train to work. 57% drive and 30% work from home. The station carries the village's name and almost none of its commuters. Buses are worse. There are 17 stops, but of the seven with timetable data, none shows a weekend service and the weekday average rounds to nothing. The Department for Transport's 2019 model puts Tewkesbury town centre 13 minutes away by car and 30 by public transport, and that second figure has had several years to get worse. Every postcode is mapped near road noise of 65 decibels or more, and 81% near rail noise at that level. Gigabit broadband reaches 74%, about 13% fall below the universal service minimum, and all four mobile operators cover 99% with 4G or 5G.
The people match the houses. 62% own their homes, the typical resident is 39, and gross household income is modelled at about £58,700 for the financial year to March 2023, averaged across a wider statistical area. 57% of households run more than one car. With the bus timetable in that state, the second car is a necessity.
Flooding depends on which measure you read. On the postcode indicators, which include surface water, 23% of Ashchurch postcodes carry high risk on at least one measure. In the Environment Agency's river-and-sea flood zones the picture is far milder, with 3% in zone 2 and none in zone 3. The risk here comes from rain with nowhere to drain, and the rivers have little to do with it.
Outside space is close by. The nearest green space is about 150 metres from the average front door, and water about 140 metres. Most dog walks start almost before the lead is clipped on.
Ashchurch is right for a young family or a commuting couple with a car each, who want a modern detached or semi with low energy bills at a price Tewkesbury buyers will recognise as reasonable. Anyone who needs a bus on Sunday, a period cottage, or a street where nobody ever calls the police should look elsewhere.
Ashchurch is a better-than-average buy for people who want the house more than the high street. The price and the build quality are what you're paying for, and the crime figures are the part you put up with.
