What do houses cost in Ash, Dover District?

For anyone buying or renting in Ash, Dover District.

About £400,000, and the detached houses set that price. A detached home sells for nearer £600,000. A terrace comes in at around £279,000. Prices have barely moved in a year. The headline figure is really the price of a detached house with the village's name on it.

The Land Registry recorded 74 sales in the Ash area in the year to mid-May 2026, at a median of about £398,000. Detached homes made up 38 of those sales, at a median of around £588,000. The 16 semis went for about £353,000 and the 20 terraces for about £279,000. With detached houses making up so many of the sales, they drag the median up, and a buyer looking at terraces is shopping in a different market from the one the headline describes. Estate agents quoting the average aren't lying to you. They're describing somebody else's house.

The official house price index for the wider area rose 1% in the twelve months to May 2026, to an average of about £271,000. One percent is close to flat. Flats in the index fell 2.6% over the same year, which barely matters in a village where almost nobody lives in one. This is a slow market, not a boom.

Band C is the most common council-tax band in the area, and only 17% of homes sit in bands A or B, the cheapest two. A band D home pays about £2,460 a year. Most homes here are further up the bands than that bottom 17%, so budget for the bill that comes with the house, not the one you'd like.

The typical private rent across the Dover area is about £980 a month, based on the Office for National Statistics rent index for April 2026. That figure is a mean for the whole district, not a figure for Ash itself, and it rose about 6% over the year. By size, a one-bed averages about £700 a month, a two-bed about £910, a three-bed about £1,120 and a four-bed or larger about £1,600. District rents are rising faster than the local price index. Landlords have noticed, even if the houses haven't.

Office for National Statistics modelling puts median gross household income in the area at about £59,000 before tax, for the financial year to March 2023. That is a comfortable income on paper, but against a typical sale close to £400,000 it doesn't stretch very far. A terrace is within reach for a household on that income. A detached house mostly goes to people who already owned one somewhere else.

For the sales that could be matched to an energy certificate's floor area, 51% of them, the median price was about £3,550 per square metre, and the typical home behind that figure measured about 91 square metres. That is a sensible family house, not a manor, whatever the listing says about "original features".

The 2021 Census counts the bedrooms. About 5% of households live in one-bed homes, 27% in two-beds, 39% in three-beds and 29% in four-beds or larger. Three bedrooms is the usual size here, and a one-bed barely exists. First-time buyers hoping to start small will find there is almost no small to start with.

On price, Ash sits squarely in the middle: not cheap, not outrageous, and worth what it costs as long as you go in knowing which kind of house the average is describing.
