What do houses cost in Wootton, Bedfordshire?

For anyone buying or renting in Wootton, Bedfordshire.

Houses in Wootton cost about £420,000 at the middle of the market, and the middle of the market here is a detached house. Detached homes sell for close to half a million. Semis come in nearer £350,000. Terraces are the cheapest way in, and very few come up. Wootton is a village where buyers pay for bedrooms and a drive more than for an address.

The Land Registry recorded 82 sales in Wootton in the year to late May 2026, with a median price of £420,000. Detached houses were the largest group, 45 sales at a typical £493,000. The 25 semis sold for about £355,000 and the 11 terraces for about £315,000. Detached houses make up the largest share of sales, so the headline median is pulled towards their price.

The official house price index for the area rose about 7% in the year to May 2026, and about 22% over five years. Flats in the same index went up about 3%. Those are past changes across the wider index area. In a village with so few flats, the flat figure mostly matters to whoever already owns one.

Band C is the most common council tax band in Wootton, and only about 20% of homes are in bands A or B. A band D bill comes to about £2,470 a year. In a village where most sales are detached houses, the band C bill is one of the few costs that looks like it belongs to a cheaper place.

The Office for National Statistics puts typical private rent across the Bedford area at about £1,170 a month as of April 2026. That figure is a mean from its rent index, covering the whole borough. By size, it runs from about £800 for a one-bed to about £1,020 for two bedrooms, £1,250 for three and about £1,800 for four or more.

For the financial year to March 2023, the Office for National Statistics modelled household income across the area at about £71,700 gross, or roughly £49,900 after tax. That is a good income, and it still has to stretch to cover a £420,000 median. It is also several years older than the prices it is being compared with. The lender works from the first number, and the household lives on the second.

Of the sales that could be matched to an energy certificate's floor area, 79 of them or about 96%, the median price was about £3,940 per square metre. The typical floor area behind those sales was 104 square metres. Floor area is the number the particulars tend to bury below the garden photos.

At the 2021 Census, about 7% of Wootton's homes had one bedroom, 17% had two, 42% had three and 35% had four or more. A three-bedroom house and a four-bedroom house are often working with similar floor space here. When comparing two houses, put the floor area from each energy certificate next to the asking price, because the bedroom count alone won't separate a generous three-bed from a squeezed four.

Wootton is middling on price. It is no bargain and no stretch by local standards, and most of the money goes on space more than location.
