What do houses cost in Whyteleafe?

For anyone buying or renting in Whyteleafe.

A typical home in Whyteleafe sells for a bit under £300,000, because a typical home in Whyteleafe is a flat. Flats make up most of the sales. A detached house costs well over half a million. Prices across the wider district have slipped over the past year. Whyteleafe is cheap for Surrey, provided you are happy to share a stairwell.

The Land Registry recorded 44 sales in the year to April 2026, at a median of about £293,000. Flats were 27 of those sales, with a median of £260,000. Seven terraced houses sold at a median of about £360,000, three semi-detached houses at £440,000 and seven detached houses at about £640,000. With only three semis sold, that figure comes from too few sales to tell you much. Family-sized houses change hands here so rarely that each one sets the price on its own.

The official house price index for the wider area puts the average price at about £477,000 in May 2026, down 4.9% on a year earlier. Flats fell harder, by 7%. Over five years the index is up 3%, so the last twelve months have taken back most of what the five before them added. The district average is far above Whyteleafe's own median because it is pulled up by the larger houses the village mostly lacks. For a flat seller, the 7% drop is the one that counts.

Council tax band C is the most common, and only about 5% of homes are in bands A or B. Tandridge charges about £2,595 a year for band D, and about £1,730 for band A, though hardly anyone here is in band A. Ask which band a flat is in early on, because two flats in the same block can sit in different bands.

Typical private rent in Tandridge was about £1,610 a month in April 2026, up 3% on the year. Across the same district, a one-bed averages about £1,140, a two-bed about £1,440, a three-bed about £1,800 and four or more bedrooms about £2,780. These are means from the national private rent index for the whole district, so the figure for a two-bed by the station is shared with every two-bed in Tandridge.

The office for national statistics models median gross household income, before tax, at about £72,800 for the financial year to March 2023, an average for the wider statistical area that takes in Whyteleafe. After tax it comes to about £51,500. On that income, a flat at the median price is within reach for a couple with a deposit. A detached house needs savings from somewhere else, or equity from a previous home.

Of the sales that could be matched to a floor area on an energy certificate, half the total, the median price was about £4,980 per square metre, and the typical home behind that figure was about 82 square metres. Those 22 matched sales include more flats than anything else, so the per-metre rate describes flats best and detached houses least.

Census 2021 counted about 21% of households in one-bedroom homes, 39% in two bedrooms, 25% in three and 15% in four or more. Two bedrooms is the standard size here, and anyone who needs a fourth is competing for the small number of homes that have one.

Whyteleafe's prices are reasonable: a buyer who wants a flat gets a fair deal in a district that rarely offers one, while a buyer who wants a family house is shopping in a much smaller market at a much higher price.
