Who lives in Whiteley?

For anyone buying or renting in Whiteley.

Whiteley is largely a town of working-age professional families who own their homes and earn well above the national average. About ten thousand residents share roughly four thousand households. The typical resident is in their late thirties. Most homes are owner-occupied. The composite picture sits near the top end of national affluence.

About three-quarters of households here own their home outright or on a mortgage. Around one in five households rent privately. Another small share rent socially. The ownership level sits well above the south-coast average and is one of the markers of a town designed for, and bought into by, households intending to stay. The rental side is small enough that landlords here are not a dominant presence in the street furniture, but big enough that some streets carry the rental footprint visibly.

The median resident is around thirty-nine. Just under three in ten residents are between twenty-five and forty-four, which is the typical age band of working professionals with children either arrived or imminent. The pensioner share is modest. The student share is small. The age profile reads as a Hampshire-commuter version of the family-formation peak, slightly older than a young-professional district and substantially younger than a coastal-retirement one.

The typical Whiteley household brings in about seventy-four thousand pounds a year, which puts the town well above the national household-income average. About four in ten residents hold a degree. The unemployment rate is below two per cent. Combined, these readings put the town in the country's least-deprived decile. The household economy here runs on two professional salaries, not on heroic single-earner stretching.

The household composition tells the same story as the age profile. About three in ten households are couples with dependent children. Roughly one in five live alone, of whom around one in twenty are pensioners on their own. About nine per cent of households are lone-parent. The town does not have a substantial single-young-professional segment in the way a city centre would, and it does not have a substantial retired-coastal segment in the way a seaside town would. It sits squarely in the middle of family-with-school-age-children territory, which is what the housing stock was designed to accommodate.

So, who lives in Whiteley? Working-age families with professional incomes and the houses they bought to raise children in. The town reads as it was designed: for the demographic that mortgages four-bedroom new-builds and stays long enough to wear the carpets out.
