What do houses cost in White Waltham?

For anyone buying or renting in White Waltham.

A typical house in White Waltham sells for about three quarters of a million pounds. That is the middle of the market, and the semi-detached houses sell at the same price. Only a handful of homes change hands in a year. Most of the homes are big family houses, and the prices are set for families who already own one. White Waltham is where people buy their last house, and almost nobody here is buying a first one.

The Land Registry recorded five sales in the year to October 2025, at a median price of £750,000. Three of the five were semi-detached houses, and their median was also £750,000. With five sales in a year, one large detached house or one cottage that needs everything doing can move the median a long way. The asking price on any particular house is the figure to argue over, because the village median comes from too few sales to be much use as a benchmark.

The wider index area has barely moved. The house price index put the average price at about £585,000 in May 2026, up 0.2% on twelve months earlier, which is practically no change at all. Flats in the same index fell 1.9% over the year, to an average of about £312,000, but White Waltham has so few flats that the fall makes no difference here. Over five years the index is up 14%. Anyone waiting for a correction to bring the fields within reach has been waiting a while.

Band G is the most common council-tax band in White Waltham, and only 9% of homes are in bands A or B. A band D home in the Royal Borough of Windsor and Maidenhead pays about £1,950 a year. Most buyers here will be paying for a band well above D, and the particulars rarely show the council-tax band next to the price.

Across Windsor and Maidenhead as a whole, typical private rent was about £1,810 a month in April 2026, up about 4% on a year earlier. That is the mean from the Office for National Statistics rent index for the whole borough. It is not an average of local listings. By size, the borough means are about £1,250 for one bedroom, £1,580 for two, £1,930 for three and £2,720 for four or more. A renter in White Waltham will mostly be looking at that top band, because the village's stock is mostly family houses.

The Office for National Statistics modelled gross household income, before tax, at about £76,800 a year for the financial year to March 2023, which makes it a past figure. After tax, the modelled figure was about £56,300. Those households earn well, but the typical sale price in White Waltham was set by buyers bringing equity from somewhere else. A local salary on its own doesn't get anyone through the door.

The 2021 Census shows what that money buys. Of White Waltham's households, 48% live in homes with four or more bedrooms and 38% in three-bedroom homes. Two-bedroom homes account for 8% and one-bedroom homes for 6%. Anyone searching for a small first home has a very short list. Anyone with a growing family will find that big houses are the normal stock here.

Buying in White Waltham is expensive, and the price is about as unforgiving as it gets for this part of Berkshire. Before offering, look up the council-tax band and the last sale on the same road, because with five sales a year the village median is a rough guide at best.
