What do houses cost in Taunton?

For anyone buying or renting in Taunton.

The typical house in Taunton sells for about £254,000. A flat goes for around £145,000. A terrace, around £230,000. A detached house, around £400,000. The entire ladder still fits inside one town, and none of the rungs need a lottery win to reach.

The Land Registry logged 733 sales in the year to late May 2026, at a median of £254,000. The split by type is unusually orderly: 118 flats at a median around £145,000, 257 terraces at around £230,000, 201 semis at around £275,000, and 157 detached houses at around £400,000. Four rungs, all occupied, all trading in volume. Nothing here is a token category propped up by three sales and a hopeful listing.

The house price index put the average at about £281,000 as of May 2026, up 3% over the preceding twelve months. Flats on their own went the other way across the same period, down about 1%, which is a wobble rather than a direction. Both figures describe the wider index area rather than any particular street, and neither is a forecast.

Council tax is where the town quietly does well out of its own modesty. The most common band is B, and about 50% of dwellings sit in band A or B. A band D bill runs about £2,561 a year, and half the town sits in the two cheapest bands, well under that reference point.

Renting is measured across the whole Somerset area rather than the town on its own, and the typical private rent there is about £990 a month as of April 2026. That figure is a mean from the Office for National Statistics rent index rather than a median of what is currently advertised, so read it as the shape of the area rather than a quote. By bedroom count across that same area, a one-bedroom averages about £670, a two-bedroom about £890, a three-bedroom about £1,100, and four or more about £1,580.

Set the £254,000 median against household income across the area, modelled at about £52,450 before tax for the financial year to March 2023, and the sums stop being frightening. That income figure describes that year, not this one, and it is the gross number rather than what lands in the account. On those terms a two-earner household is buying a semi without theatrics, and a single earner is looking at a terrace or a flat rather than being politely shown the door.

Measured by floor space, the median comes out around £3,190 per square metre across the sales that could be matched to an energy certificate's floor area, which is about 83% of them. The typical matched home ran to about 86 square metres. Square-metre pricing is the least romantic way to look at a house and the quickest way to notice when a loft conversion is being sold to you twice.

The bedroom mix is what most searches actually filter on. The 2021 census put about 39% of households in three-bedroom homes, about 29% in two, about 19% in four or more, and about 13% in one. Three bedrooms is the town's default setting, which is why the terrace and the semi carry the volume.

Cost is the thing Taunton gets most right. A market with real flats, real terraces and real detached houses all changing hands in numbers, at prices a Somerset income can actually reach, is a rarer arrangement than the town gives itself credit for.
