Who lives in Spencers Wood?

For anyone buying or renting in Spencers Wood.

Spencers Wood is lived in by thirty-something homeowners who did the sums before they did the viewings. Seven in ten own their home. Nearly half hold a degree. Almost everyone describes their health as good. It's a village of spreadsheets with gardens.

Ownership is the default setting. At the 2021 Census, the source for every population figure on this page, about 73% of households owned their home, while about 10% rented privately and another 10% rented from a social landlord. Renting here is the exception, and the private-rental listings get read the way estate agents read a divorce announcement.

The age profile is younger than the word "village" implies. The median resident is 36, and about 36% of residents fall in the 25 to 44 bracket. That's the mortgage-and-nursery years, not the bowls-club years, and the weekend soundtrack is a leaf blower rather than church bells.

Money isn't the problem. Modelled gross household income, before tax, averaged about £78,500 in the financial year to March 2023. That figure describes that year, not this one, but it describes the kind of household that treats a new kitchen as maintenance rather than a milestone.

The families are the core of the place. About 31% of households are couples with children, and about 9% are lone parents. The school run isn't a phase of life here. It's the organising principle of the whole week.

The rest of the mix is thinner. About 21% of households are one person living alone, and within that, about 7% of all households are a single pensioner on their own. Spencers Wood isn't built around living alone, and the four-bedroom stock makes that plain: the house is sized for the family the buyer is planning, not the one-bed life they're leaving.

Qualifications run high. About 47% of residents hold a degree-level qualification, about 9% hold none, and full-time students make up about 1%. The student count is so low that a student flat in Spencers Wood is closer to folklore than a rental category. The overall mix is a professional village with no university attached and no plans to acquire one.

Health is reported in bright colours. About 91% of residents described their health as good or very good, and about 2% as bad or very bad. At the level of the Wokingham local authority, preventable deaths come in better than the England average, and smoking is also better than England. Those are council-area figures against an England benchmark, not the village's own, so they describe the borough the residents live in rather than a verdict on the residents themselves.

The population is almost entirely in ordinary homes. Only 19 people live in communal settings such as care homes, so the shares above describe private households without any distortion.

Few villages come this settled: comfortable, qualified, healthy and firmly in the family years, which is exactly what the buyers who move here are paying to join.
