Mostly owners, mostly over fifty, mostly comfortable. Three in four households are owned rather than rented. The median age is fifty. About a third of working residents work from home. The kind of demographic profile that produces quiet streets and well-maintained front gardens.
On tenure, owner-occupation dominates. About three in four homes are owned outright or on a mortgage. Of the quarter that rent, the split is roughly even between private landlords and social housing, with about one in eight private and about one in nine social. The owner-heavy mix tells you something about who stays. People who have already done the maths and bought are not generally about to move out, which produces the settled feel that the village's reputation rests on.
Age skews older than the national median. The typical resident is around fifty, which is meaningfully above the England median. About one in five residents falls into the younger working-age band of twenty-five to forty-four, which is lower than the share in commuter villages within easier London reach. The picture is of a place where people settle once and stay rather than pass through on the way to somewhere larger. A small share are full-time students, around one in sixty, which is consistent with the absence of a university or further-education campus in the immediate area.
Income sits comfortably above the national average without being eye-watering. The typical household pulls in about sixty-one thousand pounds a year before tax. Net of tax, the average household has around forty-four and a half thousand to spend. That is the kind of income band that supports the local housing market without straining at it. A typical home sale at around four hundred thousand pounds against a typical sixty-one-thousand household income gives a price ratio that is workable for two professional salaries and demanding for one.
On household make-up, the village has the kind of distribution a settled-owner profile produces. About three in ten households are single-person, with around one in six of those being single pensioners. About one in six households contains a couple with dependent children, and roughly one in twelve is a lone-parent household. Unemployment runs under two percent. Health outcomes are better than the national picture, with more than four in five residents reporting good or very good health and fewer than one in twenty reporting bad or very bad health. About a third of working residents work from home, which is the most distinctive labour-market feature of the village in the current era.
Above-average demographic profile, which the deprivation index, the health stats, and the education share all confirm. Owners, middle-aged professionals, comfortable households, healthier than the national norm, and quieter than the national norm. Not the place where the next pop band forms. Not trying to be either.
