Is Smallfield at risk of flooding?

For anyone buying or renting in Smallfield.

Yes, and seriously. Three in four postcodes flag high risk on at least one flood measure. About one in five sits in the highest river flood zone. The rivers have burst their banks here before. In Smallfield the flood check is the survey, not a box on the solicitor's form.

Start with rivers and the sea. In the Environment Agency's river-and-sea flood zones, about 21% of Smallfield's postcodes are in Flood Zone 3, the highest-probability band, and about 26% are in Flood Zone 2, the medium-probability fringe beyond it. The two bands do not overlap, so together they cover a large share of the village, and the edge of a flood zone is not a place to feel smug. About 41% of postcodes also sit inside a historic flood outline. The Environment Agency holds 70 recorded flood events for the area. The most recent, in January 2014, came from a main river that overtopped its channel where there were no raised defences.

Surface water is harder to pin down, because there is no standalone surface-water share published for Smallfield. It is folded into the postcode-level measure further down, alongside rivers and sea. Rain that has nowhere to go does not wait for a river to reach the house, and a postcode outside the river zones is not automatically dry.

Looking ahead, about 69% of postcodes fall inside the flood zones once the Environment Agency's climate-change allowance is applied. That is a modelled forward view, not a forecast of any particular winter. It does mean that a house sitting just outside today's zone should be judged on the map it will be judged on in future, not on the one in this year's search results.

For insurance, a home in a flood zone or with a flood history can cost more to insure, carry a higher flood excess, or be harder to insure with some providers. Get a quote on the exact address before an offer goes in. The insurer will price the house on its postcode and its history, however nice the kitchen.

At postcode level, about 75% of Smallfield's postcodes rate high on at least one flood measure, about 44% rate medium on at least one, and about 60% rate low on at least one. These bands take surface water in alongside rivers and sea, and a single postcode can appear in more than one of them. They overlap with the flood-zone figures above and should never be added to them.

The property count is more useful than any share. The Environment Agency's rivers-and-sea mapping lists 915 properties across the 37 postcodes that carry some risk. Of those, 318 are at high risk, 274 of them homes, with 17 at medium risk and 151 at low risk. Postcodes with no river or sea risk do not appear in these counts at all, so this is a list of the exposed, not a census of the village.

Defences change less than a buyer would hope. About 22% of postcodes sit inside the high-probability flood extent with no defences in the model, and the figure with defences in the model is also about 22%. "Defended" only means a defence appears in the model, not that the house behind it stays dry. Here, the defences do not move the number at all. An estate agent using the word "defended" to close a sale is selling a word.

The nearest tide gauge is at Portsmouth, where sea level has risen at about 2 millimetres a year over the record from 1962 to 2023. That is a measured historic rate at a coast some distance away. It is not a forecast for Smallfield, where the threat comes from rivers and rain rather than the tide.

Flood risk is Smallfield's weakest point by some distance. It is widespread, it has happened before, and it has to be ruled out one address at a time before anyone falls for a house here.
