What do houses cost in Sandhurst, Berkshire?

For anyone buying or renting in Sandhurst, Berkshire.

The typical house in Sandhurst costs about £450,000, and for that you get a driveway and a garden, not a romantic backstory. Detached homes go for over £600,000. Terraces come in under £400,000. Prices have barely moved in a year. If you're waiting for the market to drop you a bargain, bring a book.

In the Land Registry's twelve months to mid-May 2026, 201 homes sold in Sandhurst at a typical price of about £450,000. The type of home decides most of the price. Detached homes went for around £610,000 across 77 sales, semis for about £450,000 across 51, terraces for about £365,000 across 58, and flats for about £230,000 across only 15. There are so few flats that the flat market is mostly a rumour. Most buyers are choosing between a terrace and a semi, and the gap between the two is roughly the cost of a second bathroom and a sense of having made it.

The published house-price index for the area was up about half a percent over the year to May 2026. That's close enough to flat that nobody should make plans around it. Flats in the same index were down about 2% over the same year. Neither figure is a crash or a boom. It's a market staying put, which is also what most of its residents do.

The most common council-tax band is C, and only about 7% of homes are in bands A or B. In Bracknell Forest, a band D bill is £2,265 a year, and that's the number to compare against your current bill before the move stops looking like a saving. This is not a town with a cheap end tucked away somewhere.

Renting costs about £1,500 a month, which is the typical private rent across the Bracknell Forest area and not a figure for Sandhurst's own streets. It's an average from the Office for National Statistics rent index, not the middle of whatever is currently advertised. By size across the borough, a one-bed averages £1,094 a month, a two-bed £1,380, a three-bed £1,684 and a four-bed or larger £2,438. There's no published figure for studios or rooms, so anyone quoting one is guessing.

Local household income averaged about £74,000 in the financial year to March 2023. That's gross income before tax, modelled across the area, and it's three years old. Against a typical sale of about £450,000, one salary will struggle. Two decent salaries and a proper deposit get you in. Sandhurst was never priced for first-time buyers, and the estate agents' photos rarely admit that.

Of the sales that could be matched to an energy certificate, about 91% of them, the median price was about £5,000 per square metre, and the typical floor area behind that was 92 square metres. That's a family house of ordinary size at a Berkshire price, and nobody here is paying for ceiling height.

At the 2021 Census, about 8% of households had one bedroom, 18% had two, 39% had three and 35% had four or more. That's a town built for families who need a spare room, with little at the small end for anyone starting out.

Sandhurst sits in the middle for price: nothing like a bargain, not quite eye-watering, and fair value for what it is.
