What do houses cost in Reigate?

For anyone buying or renting in Reigate.

About £580,000, and that is the polite number. A flat costs roughly half of it. A detached house crosses the million. Prices barely moved in a year, which in Reigate counts as a sale. The middle of the market is a place very few people actually buy.

The Land Registry recorded 243 sales in the year to May 2026, with a typical price of about £580,000. That median sits between two different towns. Flats went for about £310,000 across 75 sales. Terraced houses came in around £565,000, semis about £645,000, and detached houses about £1,075,000 across 54 sales. The detached figure is the one estate agents lead with and the flat figure is the one most first-time buyers end up living in. The gap between them is wide enough to park a Surrey Hills view in.

The house-price index for the area was up about 2% in the twelve months to May 2026, putting the average there at around £483,000. Flats on the same index were down about half a percent over the year. Neither number is a crash or a boom. The houses held their ground and the flats shuffled sideways, which is roughly what happens when a town's buyers are more worried about getting in than getting out.

Council tax sits most often in band D, and only about 6% of homes fall into bands A or B. A band D bill runs to about £2,570 a year, the figure most people can hold up against what they pay now. The town's valuation list is not built for anyone looking for a bargain band, and it does not apologise for that.

Renting costs about £1,630 a month, which is the typical private rent across the Reigate and Banstead area as of April 2026, up about 3% on a year earlier. That is an average from the national rent index for the whole borough, not a figure for Reigate's own streets. By size, a one-bed averages about £1,140 a month, a two-bed about £1,480, a three-bed about £1,810, and four bedrooms or more about £2,550. There is no reliable studio or room figure, so anyone quoting one is guessing.

Modelled gross household income, before tax, averaged about £70,000 across the area in the financial year to March 2023. Set that against a typical sale price of £580,000 and the answer is plain: a house here is a stretch on a single good salary and a comfortable reach only for two, or for someone arriving with equity from somewhere dearer. A flat is the one part of the market an ordinary income can see from the pavement.

Of the sales that could be matched to an energy certificate's floor area, about 69% of them, the median price was about £6,160 per square metre. The typical home behind that figure measured about 106 square metres, a comfortable family house rather than a starter. Buyers comparing Reigate with somewhere cheaper should compare that per-metre number, because it strips out the size of the houses and leaves only the postcode.

The 2021 Census puts about 10% of households in one-bedroom homes, 26% in two bedrooms, 32% in three, and 32% in four or more. That top-heavy mix explains a lot of the price. Nearly two thirds of the stock is three bedrooms or bigger, so the market is shaped for families who already own, and the smaller homes that would give a new buyer a foothold are the minority.

Houses in Reigate are expensive and steady rather than overheated, which leaves affordability as middling at best. The flats are where the door is open, and everything with a garden is priced for people who walked through it years ago.
