Who lives in Perry Green, Hertfordshire?

For anyone buying or renting in Perry Green, Hertfordshire.

Perry Green is mostly owner-occupiers in middle age, plus a group of residents most visitors never notice. About eight in ten households own their home. The typical resident is in their late forties. Roughly one person in six lives in a communal establishment rather than a private house. It's a small place, and one institution moves its numbers a long way.

At the 2021 Census, the source for every population figure here, about 82% of Perry Green's households owned their home and about 12% rented privately, with about 6% in social housing. Rentals are rare enough that a tenant looking here is waiting for a vacancy, not choosing between listings.

The median resident is 47, and about 20% of residents are aged 25 to 44. The people who'd normally fill the starter homes are thin on the ground, mostly because there are almost no starter homes to fill.

The Office for National Statistics models household income for the wider middle-layer area at about £72,500 a year before tax, for the financial year to March 2023. That's a modelled average across a bigger patch than the hamlet, and two and a half years old, but it describes a comfortable area.

There are 296 households, and about 7% are lone-parent families.

About 23% of households are couples with children, and about 16% are one person living alone. Most of those single-person households are pensioners: about 10% of all households are one pensioner on their own. The family houses here are big, and a good number of them now have one person rattling around inside.

About 34% of residents hold a degree, about 25% have no qualifications and about 1% are full-time students. Both ends of the qualifications scale live side by side here, which is common in the countryside, where some people moved in with careers and others have worked the land or local trades all their lives. With students at about 1%, the nearest university is clearly someone else's concern.

Of Perry Green's 921 residents, 156 live in a communal establishment and 765 in private households. That's a large share for a place this size, and it matters for reading every other figure: the household shares describe the 765 living in homes, while headcount figures such as the age profile include everyone. Without the communal residents, Perry Green would be an even more uniform picture of owner-occupiers in big houses.

Perry Green's population profile is middling: comfortably off and mostly owner-occupiers, with a communal minority that reshapes the averages. Younger households are the people most clearly missing.
