Who lives in Peckham?

For anyone buying or renting in Peckham.

Peckham belongs mostly to renters in their thirties, and the renting splits two ways. Nearly half of households rent from a council or a housing association. About one in five rent privately. Half the adults hold a degree, and lone parents outnumber couples bringing up children together. It is a young district with a wide spread between its best- and worst-off households.

All the population figures here come from the 2021 Census. About 29% of Peckham households own their home and about 22% rent privately, with social renting the largest group at about 46%. The flat-share Peckham people picture is the smaller rented tenure, and the typical Peckham tenant pays a social landlord.

The typical resident is 34, and about 38% of the population is between 25 and 44. Full-time students account for about 3% of residents, so the youth here comes from people who already have a job and a tenancy, with no campus pulling the age down.

The Office for National Statistics modelled average household income in Peckham at about £68,000 before tax for the financial year to March 2023, averaged across the district's neighbourhoods. It is gross, a few years old and an average, and an average across this district blends very different households into one tidy number that describes few of them.

About 32% of households are one person living alone, and pensioners living alone make up about 8% of all households, a part of that same single-person group. About 18% are lone-parent households and about 14% are couples with dependent children. In a third of Peckham's homes there is one name on the doorbell.

About 51% of residents aged 16 and over hold a degree-level qualification, while about 16% have no formal qualifications. Both ends of the qualifications table live on the same streets and wait at the same bus stops, and that mix is Peckham's population in one sentence.

About 85% of Peckham residents describe their health as good or very good. Southwark's borough-wide figures put its preventable mortality rate and its smoking rate, about 7% of adults, at levels similar to England's.

Who lives in Peckham comes out middling: a young, highly qualified renting population sharing the district with a large social-housing community and plenty of households managing on one adult.
