Homes in New Cross typically sell for about £450,000, and that figure is mostly flats talking. A flat goes for well under it. A terraced house costs well over it. A semi runs past a million, on the rare occasions one comes up. The typical price describes a middle that very few buyers end up paying.
The Land Registry recorded 184 sales in the year to May 2026, at a typical price of about £450,000. Flats made up 121 of those and sold for about £370,000. The 53 terraced houses went for about £700,000, and the nine semi-detached houses that changed hands came in at about £1,146,000.
