What do houses cost in Netley?

For anyone buying or renting in Netley.

A typical Netley house sells for about £326,000, and the market has spent a year standing still. Flats go for under £200,000. Detached houses get close to £440,000. Values ended the year where they started. Nobody here is making a killing, and nobody is getting burned.

The Land Registry recorded 70 sales in the year to mid-April 2026, with a median of about £326,000. That median sits across four very different markets. Flats sold for about £195,000, terraces about £296,000, semis about £358,000 and detached houses about £440,000. Terraces made up the biggest group with 26 sales, followed by 17 semis, 16 detached houses and 11 flats. With 70 sales in the year, one unusual street can move the median, so treat it as a guide to the level rather than a quote for a particular house.

The house-price index for the wider area, which puts the average at about £308,000, showed a change of 0% in the twelve months to May 2026. That is not a correction or a boom, just a flat year. Flats were the exception, down 3% over the same period, so anyone selling a flat has had a less comfortable year than anyone selling a semi. Over five years the index is up about 7%, which is steady rather than exciting.

Council tax is gentler than the prices might suggest. Band C is the most common band, and about 36% of homes sit in bands A or B. A band D bill runs to about £2,340 a year, which is the easiest figure to hold up against whatever you pay now.

For renting, the only published figure is the typical private rent across the Eastleigh area as a whole: about £1,210 a month in April 2026, up about 4% on a year earlier. It is a borough-wide mean from the Office for National Statistics index, not Netley's own number and not a median of advertised listings. By size it runs to about £860 a month for one bedroom, £1,110 for two, £1,350 for three and £1,860 for four or more. There is no reliable figure for studios or single rooms, so none is given here.

Modelled gross household income, before tax, averaged about £60,000 in the financial year to March 2023. Against the typical sale price, that makes a semi a real stretch on one salary and workable on two. Flats and terraces are where single buyers stand a chance, and in those two markets the local income and the price are on speaking terms.

Of the sales that could be matched to an energy certificate's floor area, which is about 84% of them, the median price was about £3,960 per square metre. The typical home behind that figure measured about 90 square metres. That size is a family house, not a shoebox, and the per-metre price is the fairer comparison when two listings of different sizes claim to be the same deal.

The 2021 Census bedroom mix explains where the money goes. About 41% of homes have three bedrooms, 29% have two, 18% have four or more and 12% have one. The three-bedroom home is the standard product here, which is why the semi and terrace prices are the ones to watch. Four-bedroom buyers have a smaller pool to choose from, and the detached prices reflect that.

Netley is priced a little kinder than its waterside setting would lead you to expect, in a market that has stopped rushing anyone. The flats are cheap, the semis cost what they cost, and the only real risk is paying a peak price in a year with no peak.
