Who lives in Lyminge?

For anyone buying or renting in Lyminge.

Lyminge belongs to people who got here and stopped looking. Eight in ten households own their home. The typical resident is in their mid-fifties. One household in five is a pensioner living alone. The listings call it a family village, and the families are outnumbered.

At the 2021 census, which is the source for every population figure here, Lyminge had 2,209 residents in 1,020 households. About 81% of households own their home, about 12% rent privately and about 7% rent from a council or housing association. Ownership at that level means the village changes slowly, one probate sale and one downsizer at a time. Anyone hoping to rent their way in to try it first will find the door mostly shut.

The median age is 55, and only about 17% of residents are aged 25 to 44, the years when most people are buying first homes and raising young children. That's the gap in the middle of the village. The younger end of the working population is thin on the ground, and the people who do arrive at that age tend to come with a mortgage broker and a very clear idea of which primary school they want.

Modelled household income in the area was about £55,700 before tax in the financial year to March 2023. It's an average across the wider statistical area, so it covers a range of households rather than describing a typical door. It fits a place where many people have paid off the mortgage, some are still earning well, and the council-tax bill arrives without much panic.

About 31% of households are one person living alone, and about 22% are a pensioner living alone, which is part of that same 31% rather than on top of it. Couples with dependent children make up about 15% of households and lone parents about 6%. Put those shares side by side and the "family village" line in an estate agent's description starts to look more like a hope than a headcount. The families who are here get quiet lanes and a primary within walking distance. They don't get much competition for the swings.

About 32% of residents hold a degree-level qualification, about 17% hold no formal qualifications and about 2% are full-time students. That's a mixed village rather than a professional enclave, with retired tradespeople and retired professionals living in neighbouring bungalows and, on the evidence, getting on fine. The students are the rarest group here, which tells you which part of life happens somewhere else.

Lyminge is a settled, older, mostly home-owning village that sits in the middle of the pack for how comfortably its residents live. It's a good fit for people ready to stop moving, and a harder one for anyone still working out where they're going.
