What do houses cost in Littlehampton?

For anyone buying or renting in Littlehampton.

About £337,000 for the typical house here. Nearly a thousand sold last year. Detached at the top, flats at the bottom, everything sensibly between. Not London prices, not Chichester prices. Working seaside prices, which is what the town is.

Break the £337,000 down by what you are actually buying and it splits into four honest bands. Detached houses run to about £540,000, which is the number that pulls the median upward and covers most of what you find in the older streets and the outer edges. Semi-detached homes sit at roughly £350,000, which is the true middle of the town and the shape most streets actually take. Terraces come in at around £300,000. Flats sit at about £190,000, which is where the entry-level footprint begins. Volume is spread evenly across the four bands. Detached and terraces both cleared roughly 260 sales over the last year, semi-detacheds landed at just over 200, and flats at just under 200. That is a liquid market across every type, not the kind of thin market where two streets set the price for everyone else.

On council tax, Littlehampton is a band C town at heart. Band C is the modal band across the stock. About three in ten homes sit in bands A or B, the two cheapest brackets. Which means the annual bill is not going to be the thing that changes your mind about the town, and buyers landing at the lower end of the market get the cheaper side of the schedule too.

Renting runs to about £1,220 a month as the typical private rent across the Arun area. That is a local-authority figure covering everywhere from Littlehampton's flats to Bognor Regis terraces and the rural parishes inland, rather than a Littlehampton-specific number, so the town's own rents sit somewhere across that range rather than at its top. By bedroom, the split runs from about £840 for a one-bed, roughly £1,130 for a two-bed, about £1,380 for a three-bed, and nearly £1,970 for four bedrooms or more. Enough spread to fit most life stages, in a rental market that has not yet gone properly weird.

Median household income across the local area is about £51,000, which puts the median house at roughly six and a half times income. That is a stretch by any historical measure and unremarkable by current south coast standards, which tells you more about current south coast standards than it does about Littlehampton. You will need a proper deposit. You will not need to price yourself out of your own life to live here. On this coast, that is close to a compliment.

Houses in Littlehampton cost above average for what they are and below average for where they are. Which is the closest the south coast currently gets to a sensible answer.
