What do houses cost in Kempston?

For anyone buying or renting in Kempston.

A typical Kempston house costs about £310,000, and for that most buyers get a three-bedroom semi with a garden. Semis set the price. Terraces come in cheaper. Flats come up so rarely they are almost a rumour. The money in Kempston mostly goes on a third bedroom and a lawn.

The Land Registry recorded 198 sales in the year to May 2026, at a typical price of £310,000. Semis made up the biggest group, with 68 sales at about £320,000. The 64 terraces went for around £268,000, and the 44 detached houses for about £418,000. Only 22 flats sold, at roughly £208,000. The step from semi to detached is where Kempston households find out how much a shared wall is worth to them.

On the published house price index for this area, prices rose about 7% in the twelve months to May 2026. Flats rose about 3% over the same period, so the houses did most of the climbing. Both figures describe the past year and say nothing about the next one.

Band B is the most common council-tax band here, and 43% of homes are in bands A or B. A band D bill comes to about £2,470 a year. That is the figure most people compare against what they pay now, and the most common band here is two below it.

Across Bedford Borough, private landlords charged a mean rent of about £1,170 a month as of April 2026, up about 4% on a year earlier. The Office for National Statistics publishes this as an average across the whole borough, so a Kempston semi and a Bedford flat count towards the same figure. By size, a one-bed averages about £795 a month, a two-bed about £1,020, a three-bed about £1,250 and a four-bed or larger about £1,800. There is no reliable figure for a room or a studio. Renters here are mostly after the same three-bed semi the buyers want.

Household income in Kempston averaged about £54,000 a year before tax, in the Office for National Statistics' modelled figures for the financial year to March 2023. Against a typical £310,000 sale, that is a stretch for one earner and manageable for two. The income figure is gross and dates from 2023, and the price is from this year. Both of those details make the income look healthier than it will feel at the mortgage appointment.

Of the 186 sales that could be matched to an energy certificate's floor area, 94% of the year's total, the median price was about £3,700 per square metre. The typical home in that group was around 81 square metres. On any house you view, find the floor area on its energy certificate. It is the quickest way to check the asking price against what the rest of the town has been paying per square metre.

At the 2021 census, half of Kempston's households had three bedrooms. About 19% had four or more, 23% had two and 9% had one. Kempston was built for one kind of buyer and hasn't changed its mind since.

House prices are one of Kempston's real strengths. The money buys a family-sized house with outside space a short hop from Bedford, as long as the family wanted a semi all along.
