Houses in Houghton Regis typically sell for a little over £300,000, and that money buys a proper family house. Three bedrooms is the default here. Terraces change hands more than anything else. Flats go for well under £200,000. In this part of Bedfordshire that counts as getting a lot of house for the money.
The Land Registry recorded 183 sales in the year to May 2026, at a median of about £305,000. Most of that headline comes from terraces, which made up 79 of the sales at a median of about £290,000. The 63 semis went for about £337,500 and the 20 detached houses for about £442,500, while the 21 flats came in at about £175,000. With only 20 detached sales in the year, a couple of big gardens one way or the other can move that column more than the market does. The terrace is the town's working currency, and the post-war overspill estates produced a lot of them.
The official house price index for the area rose 1.8% in the twelve months to May 2026, which is a small move and worth calling small. Flats went the other way, down 1.4% over the same year. That leaves flat owners holding the one property type that drifted backwards while the houses around them crept up, and a buyer looking at flats has a little more room to negotiate than one looking at houses.
Council tax is gentle. Band B is the most common band, and 57% of homes sit in bands A or B. A band D home in the town pays about £2,516 a year, so most households here pay less than that figure. It is one of the few running costs where Houghton Regis comes out ahead of the posher villages up the road.
Central Bedfordshire as a whole has a typical private rent of about £1,240 a month as of April 2026, up about 6% on a year earlier. That is a mean from the Office for National Statistics index, covering the whole authority rather than this town alone. By size it runs to about £860 for a one-bed, £1,090 for a two-bed, £1,365 for a three-bed and £2,030 for four bedrooms or more. Landlords have been edging rents up faster than sellers have managed with prices.
Against income the prices look reachable. The Office for National Statistics modelled average gross household income across the area at about £57,500 for the financial year to March 2023, before tax and a few years old now. That puts a terrace within reach of a two-income household without heroics, though that income figure is measured before the tax office has had its share.
On the sales that could be matched to an energy certificate's floor area, about 95% of the year's total, the median price was about £3,800 per square metre, for a typical home of about 76 square metres. Ask for the energy certificate on any home you view, because the floor area printed on it lets you set the asking price against that local rate in a minute, and the advertised square footage sometimes includes a garage nobody has parked in since the 1970s.
Census 2021 counted about 49% of homes with three bedrooms, 25% with two, 15% with four or more and 10% with one. Half the town is three-bed, so a buyer searching for one has plenty of choice. A buyer who wants a fourth bedroom is fishing in a much smaller pond.
For what it costs, Houghton Regis is one of its own better arguments: a family house with a garden is a realistic purchase here on ordinary pay.
