A typical home in Homerton sells for about half a million pounds, and the typical home is a flat. Flats sell for a little under that figure. Terraced houses sell for the best part of £900,000. What you pay comes down to whether you share a stairwell.
The Land Registry recorded 203 sales in Homerton in the year to late May 2026, at a median of about £505,000. Flats made up 151 of them, at a median of about £455,000. Only 49 terraced houses changed hands, at a median of about £892,000. With that few terraced sales, one renovated house on a good street can move the median for the year, so the terraced figure is shakier than the flat figure.
The published house price index for the area showed an average of about £608,000 in May 2026, up just 0.1% on a year earlier. Prices were flat over the year. Flats on their own were down 0.6% over the same twelve months. A drop that size won't change any sale, but it does mean nobody selling a flat here can point to last year's price rise.
Band C is the most common council-tax band, and about a third of homes sit in Bands A or B. A Band D home pays about £2,060 a year. Most homes being flats keeps the bands low, and that's one of the few parts of the bill that stays modest.
Typical private rent across the borough of Hackney was about £2,620 a month in April 2026, about 3% up on a year earlier. That's the mean from the Office for National Statistics rental index, and it covers the whole borough. Broken down by size, Hackney rents average about £1,970 a month for one bedroom, about £2,450 for two, about £2,800 for three and about £3,620 for four or more. The index has no figures for studios or single rooms. Anyone comparing renting with buying is looking at borough-wide rents set against Homerton's own sale prices.
The Office for National Statistics modelled median household income at about £67,000 a year before tax, in the financial year to March 2023, averaged across the area's small districts. Put that next to a £455,000 flat and you need two good salaries, a large deposit or parents with their own equity. The income figure is a few years old and gross. Tax and rent take their share before anything goes into a deposit.
About half of the year's sales could be matched to an energy certificate that records floor area. Across those, the median price was about £8,900 per square metre, for a typical home of about 82 square metres. That leaves out roughly half the sales, so it shows what the measurable homes cost, not every home that sold. Many of the flats are in blocks where the council still holds the freehold. Ask the solicitor who owns the building and what major works are already scheduled, because that bill arrives whether or not the asking price mentioned it.
At the 2021 Census, about 27% of Homerton's homes had one bedroom, about 37% had two, about 26% had three and about 11% had four or more. Two-bedroom homes are the most common size, and with a typical floor area of around 82 square metres, many of those second bedrooms are small.
House prices in Homerton are middling: a flat costs a lot of money for what you get, and a terraced house costs a great deal more.
