What's the area around Holborn like?

For anyone buying or renting in Holborn.

The area around Holborn is mostly offices and old buildings, with very good green space packed in between. There's a park or garden within a couple of minutes' walk of most front doors. The squares were laid out centuries ago and are still there. Private gardens barely exist. Holborn's residents get their grass from public squares and their own doorsteps meet the pavement.

Green space is the strong suit. The average home in Holborn is about 92 metres from a green space, and around 46 green spaces lie within a kilometre of it. The registered ones include Lincoln's Inn Fields, the gardens at Gray's Inn, Bloomsbury Square, Russell Square, and Coram's Fields with Mecklenburgh and Brunswick Squares. Even the lawyers in the Inner and Middle Temple got lawns.

Water is a little further. The nearest blue space is about 780 metres from the average home, and about 19 bodies of water lie within a kilometre. Victoria Embankment Gardens puts a stretch of green alongside the river. The river Holborn has its own name from, the Fleet, has been underground for so long that most residents couldn't point to it.

The National Cycle Network is about 1.2 kilometres away on average, and no postcode in Holborn is close to it. There's no ancient woodland in the area at all.

High street life comes in ordinary quantities. The council's property records show 115 shops, 19 pubs and 29 restaurants in Holborn. For a district with this many people passing through, that's a modest offer, and much of the eating happens at lunchtime and stops when the offices close.

Camden's fine-particle air pollution averaged about 9.5 micrograms per cubic metre in 2024, a figure for the whole borough and not for any single street.

The character comes from the buildings and what they were built for. Lincoln's Inn Fields is lined with listed houses, including 57 and 58 and number 65, along with the Royal College of Surgeons and the Sir John Soane Museum. The red-brick Prudential Assurance Building and 1-4 Holborn Bars stand on the main road, and the Princess Louise public house is listed too. In the early part of this century, new offices and hotels arrived, and in 1999 the neoclassical Pearl Assurance building near Kingsway was converted into a hotel. Commercial groups have since tried to rebrand the whole patch as "Midtown", and Londoners have politely kept calling it Holborn.

Private outdoor space barely exists. Holborn has about 3,416 square metres of private garden for every 1,000 residents. In a district where almost everyone lives in a flat, that's mostly the odd courtyard and a few window boxes. Ask whether a flat comes with any rights to a shared garden or a key to a nearby square, because without one the public parks are the only outside space there is.

The valuation list says what Holborn is mainly for. It holds 2,062 rateable business premises in the area, and 1,513 of them fall in the offices category. These are premises on the list, which says nothing about whether each one is occupied or trading. Holborn is a working district with a small residential population, and the residents are the minority.

Of the 143 food premises Holborn has had rated for hygiene, about 64% have the top score of five and about 9% sit at the bottom of the scale. For a lunchtime trade that gets through this many sandwiches, that's a respectable record.

No protected landscape designation touches Holborn. There is no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. Nobody comes to Holborn for wild countryside, and its green spaces are Georgian squares and lawyers' lawns instead.

For green space close to home, Holborn is one of the best addresses in central London, because almost every flat is a short walk from a historic square or garden.
