What do houses cost in Hoddesdon?

For anyone buying or renting in Hoddesdon.

A typical home in Hoddesdon sells for about £425,000. Flats come in at about half that. Detached houses cost nearly twice that. The three-bed family house is the most common home in town, and most of the sales happen in the middle of the range. Prices have hardly moved in a year.

In the Land Registry's year to May 2026, 436 homes sold in Hoddesdon at a median of about £425,000. Flats were the busiest part of the market, with 136 sales at a median of about £240,000. There were 122 terraced sales at about £435,000, 100 semis at about £475,000 and 78 detached houses at about £795,000. A terrace here costs almost as much as a semi, so the shared wall saves you surprisingly little.

The house price index for the area, at May 2026, shows the average price down 0.6% on a year earlier, at about £403,000. That change is small enough to call flat. Flats did worse, down 3.2% over the same twelve months. Hoddesdon has held a market since a charter in 1253, and right now this one is mostly holding its breath.

Band D is the most common council tax band. Only about 9% of homes are in bands A or B, so a cheap bill is hard to find. A band D home pays about £2,306 a year.

The detached market needs either two good salaries or a lot of equity from a previous house.

Across the sales that could be matched to an energy certificate, about 80% of them, the median price works out at about £4,800 per square metre. The typical floor area behind that figure is 89 square metres, which is a solid family house. The figure leaves out the fifth of sales with no matching certificate. If a home you are looking at has no certificate on the register, compare its measured floor area with the price per square metre before you agree on a number.

At the 2021 Census, about 12% of Hoddesdon's homes had one bedroom, 25% had two, 38% had three and 26% had four or more. Three bedrooms is the town's default. The good ones go to buyers who have already seen four others on the same road and know what they look like.

Overall, Hoddesdon sits in the middle on price: you pay full Hertfordshire rates for a family house, while flats remain a realistic first step on a local income.
