Is Hamstreet a safe area?

For anyone buying or renting in Hamstreet.

Yes, Hamstreet is safe, and the figures back it up. Crime runs at roughly two-fifths below the Ashford average. The village has plenty of room. Almost nobody is out of work. For once, "quiet" in the listing is a measured fact, not an estate agent's adjective.

In the year from June 2025 to May 2026, the published crime rate for Hamstreet was about 47 per 1,000 residents, roughly 42% below the Ashford average. That covers 94 recorded crimes across the whole year. For a village of this size, that is the kind of number that makes a neighbourhood watch meeting short.

Set the two rates side by side and the gap is clear: about 47 per 1,000 in Hamstreet against about 81 per 1,000 across Ashford as a whole. The borough includes a busy town centre with nightlife, retail parks and the traffic that comes with them. Hamstreet has none of that at any scale, and its rate shows it.

The village itself is spread out. Average population density sits at about 364 people per square kilometre, unemployment at about 2%, and overcrowded homes at about 2%. None of that explains the crime rate on its own, but it describes the place the figures come from: spread-out housing, people mostly in work, and room in the house for everyone who lives there.

When a crime is reported, the outcome depends on Kent Police rather than on the village. Across the force, a suspect is charged in about 16% of cases, against about 12% nationally, which put Kent 6th of 42 forces over the same year to May 2026. That is a force-wide figure about what happens after a report, not a measure of how safe Hamstreet is. The less comfortable number is that about 36% of cases across the force were closed without a suspect being identified. Anyone who assumes a stolen trailer will come home with a tidy story attached is expecting too much of the paperwork.

Safety is one of Hamstreet's real strengths. Crime is low, there are plenty of homes in the village where the biggest recent drama was a fence panel, and it takes some effort to turn that into a worry.
