What do houses cost in Godalming?

For anyone buying or renting in Godalming.

About £520,000 for the middle of the market, and the middle of the market is a semi you will have to share with a mortgage adviser for twenty-five years. Detached houses sit near the £900,000 line. Flats are the only thing on the list that starts with a three. Prices barely moved in a year. Godalming is not getting more expensive so much as staying exactly as expensive as it already was.

The Land Registry recorded 154 sales in the twelve months to late May 2026, at a median of about £520,000. Split by type, the ladder is steep. The 39 detached houses went for a median of around £890,000, the 37 semis for about £595,000, the 36 terraces for roughly £473,000 and the 42 flats for about £318,000. Flats were the busiest rung, which tells you where the buyers who can still get a foot in are putting it. The terrace is the Bargate-stone dream at a price that asks you not to think too hard about the kitchen.

The official house price index for the area put the average at about £567,000 as of May 2026, up about 2% on a year earlier, with a small dip of 0.1% in the latest month. Flats moved even less: up 0.1% over the twelve months, which is the statistical equivalent of standing still and hoping nobody notices. Nobody selling here is getting rich this year, and nobody buying is getting a bargain either.

Council tax lands most often in band D, and only about 6% of homes sit in bands A or B. Band D costs around £2,605 a year here, which is the number to hold against your current bill. The cheap bands are thin enough that finding one is a result in itself.

Renting does not dodge the premium. The typical private rent across the Waverley area was about £1,440 a month as of April 2026, a mean from the Office for National Statistics index and a borough-wide figure, not Godalming's own. By size, that runs from about £1,040 for a one-bed to around £1,340 for two bedrooms, about £1,610 for three and roughly £2,340 for four or more. Rents across Waverley were down about 3% on the year, which landlords will describe as a correction and tenants will describe as not nearly enough.

Local incomes are high, which explains how any of this survives. Modelled gross household income, before tax, averaged around £75,600 in the financial year to March 2023. That is comfortable money by most standards, and it still has to stretch a long way to reach a detached house on the hill. The town is priced for two good salaries and a deposit that came from somewhere other than saving.

For the sales that could be matched to an energy certificate's floor area, about 65% of the total, the median price was around £6,000 per square metre, on a typical floor area of about 95 square metres. That is what you pay for Surrey space, and the square metres do not come with extra ceiling height to compensate.

The stock leans large. At the 2021 Census, about 14% of households had one bedroom, 26% had two, 30% had three and 31% had four or more. Four-bed family houses outnumber the one-bed flats by a wide margin, which is good news for the growing family and awkward news for the first-time buyer looking for the bottom rung.

Godalming's prices sit squarely in the middle: not a stretch that breaks the comfortable, and not a door open to anyone arriving without one. The flat is the entry ticket, and the ticket is still not cheap.
