What do houses cost in Esher?

For anyone buying or renting in Esher.

A typical house in Esher costs about a million pounds. Detached houses go for well over one and a half million. Flats are the cheap seats, at around four hundred thousand. More than half the homes have four bedrooms or more. In Esher the property ladder starts about halfway up.

The Land Registry recorded 104 sales in Esher in the year to May 2026, at a typical price of £1,046,250. The type of house makes a big difference to that number. The 44 detached houses sold had a typical price of £1,650,000, the 19 semis £1,012,500, the 17 terraces £587,500 and the 24 flats £402,500. Even a terrace here is a better deal than the headline only because the headline has detached houses sitting on it.

In the twelve months to May 2026, the local house price index moved by minus 0.2%, which is too small to call a fall. Flats did a little worse, down about 2% over the same year. Over five years the index is up about 13%, and its average price is £750,157. A market that drops a fifth of a percent in a year is holding still, and the sellers know it.

Band G is the most common council-tax band in Esher, and only about 4% of homes are in bands A or B, the two cheapest. A band D bill is £2,558 a year. A band H bill is £5,116. Most households here pay a band further up the list than D, so the number most people compare against is the one fewest residents get.

Across Elmbridge, the Office for National Statistics puts the typical private rent at about £1,830 a month as of April 2026. That is a mean across the borough from its rental index, rather than an Esher figure or an average of advertised listings. By size, the Elmbridge averages are about £1,220 a month for one bedroom, £1,540 for two, £1,870 for three and £2,800 for four or more. No figures are available for studios or rooms, and in a town where most homes have four bedrooms they would be hard to find anyway.

The Office for National Statistics models typical household income in Esher at about £92,600 a year before tax, for the financial year to March 2023. That is a high income by most standards. It still puts a £1,650,000 detached house a long way off for anyone buying on salary alone. Those buyers usually arrive with equity from the last house, and the prices reflect that.

Among the 77 sales that could be matched to an energy certificate's floor area, about 74% of the sales measured, the typical price was about £7,200 per square metre. The typical floor area behind that figure was 146 square metres, a big house by any national standard. Ask for the certificate's floor area along with the asking price, because those two numbers are all you need to judge it.

At the 2021 Census, about 54% of Esher households had four bedrooms or more, 21% had three, 19% had two and 7% had one. Anyone searching for a two-bed is picking through about a fifth of the stock. A four-bed is just the normal Esher house.

Esher is expensive, and the past year has barely moved that. Unless you're bringing equity from a previous house, the asking price is where most searches stop.
