What do houses cost in East Cowes?

For anyone buying or renting in East Cowes.

About £225,000 for the typical house, which on the Solent is the sort of number that makes mainland buyers check they read it right. A terrace runs a bit over two hundred. A flat runs well under. The whole ladder fits inside a range that Lymington uses for the deposit. This is a town where the entry-level home and the good detached house are closer together than anywhere across the water.

The Land Registry recorded 99 sales in the year to May 2026, with a median of £225,000. That is a proper volume of transactions rather than a thin handful, which matters because a median built on a dozen sales tells you about the dozen and not the town. By type: flats around £165,000, terraces around £205,000, semis around £265,000 and detached houses around £290,000. The gap between the cheapest and dearest categories is roughly the price of a flat, which is not how this works on the mainland side of the water.

The published house price index for the area, as of May 2026, put the average at about £238,000 with a twelve-month change of minus 1.4%. Flats moved more, down about 5% over the same period. Neither figure is a drama. A one-and-a-bit percent move over a year is close to flat, and the flat market being softer than the house market is a fact about that segment, not a warning about the town.

Council tax band B is the most common here, and about 55% of dwellings sit in bands A or B. The band D bill runs to roughly £2,630 a year, which is the figure worth holding against whatever you currently pay, though most people buying here will land under it.

Renting is measured across the Isle of Wight rather than East Cowes alone, so treat it as the area typical: about £940 a month, which is a mean from the Office for National Statistics index rather than a median of what is advertised on a Tuesday. By size, one-beds average around £660, two-beds around £865, three-beds around £1,080 and four-beds or larger around £1,510.

Modelled household income for the area came to about £47,000 gross, before tax, for the financial year to March 2023. That is a dated figure and a modelled one, so it describes the shape of local earnings rather than what any particular household banked last month. Set against a £225,000 median, it is one of the more reachable ratios on this coast. A household on something like that income is looking at a terrace or a semi without needing a windfall, which is precisely what people mean when they say the island is cheaper.

Of the sales that could be matched to an energy certificate's floor area, which is about 80% of them, the median works out at roughly £2,980 per square metre, on a typical floor area of about 85 square metres. That gives you the shape of what the money buys: a modest, sensibly sized house rather than a large one, and the price per square metre is doing more work than the headline in explaining why the medians look the way they do.

On bedrooms, the Census 2021 count puts about 43% of homes at three bedrooms and about 35% at two, with 9% at one bedroom and 13% at four or more. That is a family-sized town with a decent supply of smaller stock underneath it, and almost nothing at the top end.

On price, this is where East Cowes wins outright. Real houses, real gardens, real sales volume, at a number most of the south coast stopped offering a long time ago.
