What do houses cost in East Barnet?

For anyone buying or renting in East Barnet.

Houses in East Barnet cost about £657,000 at the typical sale, and that buys a family semi, not a starter home. Flats are the way in for most first-time buyers. Semis go for over £700,000. Detached houses go for over a million. Prices have eased a little over the past year, which takes the edge off without changing the shape of the bill.

The Land Registry recorded 215 sales in East Barnet in the year to mid-May 2026, at a median of about £657,000. Split by type, the picture changes. The 66 flats sold went for a median of around £361,000, the 47 terraced houses for about £660,000, the 72 semis for roughly £712,000 and the 30 detached houses for about £1,260,000. Thirty detached sales is a small enough pile that one oversized house can drag that column about on its own, so the semi figure is the better guide to what most families here are paying.

The Land Registry's house price index for the area has the average down about 4% in the year to May 2026, with flats down about 6%. Over five years the same index is up only about 3%, and its average price stood at about £591,000 in May 2026. A 4% dip on a house this expensive is real money to whoever is selling it and very little comfort to whoever is buying it. A first-time buyer looking at a flat gets the softest part of the market, and the semi-hunting family gets a small discount on a large number.

Council tax comes in high as well. Band E is the most common band in East Barnet, only about 4% of homes are in bands A or B, and a band D bill runs to about £2,130 a year. In practice the cheap end of the council-tax list barely exists here.

Renting costs plenty too. Barnet as a whole had typical private rent of about £1,930 a month in April 2026, up about 4% on the year, and that is a mean taken from the Office for National Statistics index, not what any one East Barnet listing is asking. By size, the Barnet figures run to about £1,485 for one bedroom, £1,841 for two, £2,231 for three and £3,173 for four or more. The four-bedroom figure is the one where families who rent start reading their payslips twice.

Household income here is high and still falls a long way short of a house. The Office for National Statistics models average gross household income, before tax, at about £79,000 for the financial year to March 2023, averaged across the area's neighbourhoods. Put that next to £657,000 and the typical house assumes two good salaries plus a deposit that came from somewhere other than either of them.

On the sales that can be matched to an energy certificate, about 80% of the total, the median price per square metre in East Barnet is about £6,600, on a typical floor area of about 102 square metres. That figure is a useful tool. The floor area is printed on every energy certificate, so any asking price can be checked against it in a minute, and a house well above the local rate per square metre needs a reason other than the photographs.

At the 2021 Census about 12% of East Barnet's homes had one bedroom, 27% had two, 32% had three and 29% had four or more. This is family housing, and the floor area figure above confirms it. The three and four-bedroom homes that make East Barnet worth buying into are also the ones that cost the most to get into.

Prices are where East Barnet does worst. It is poor value for anyone without two incomes or family money behind them, and a small dip in the index has done little to change that.
