What do houses cost in Dunstable?

For anyone buying or renting in Dunstable.

A typical Dunstable home sells for about £325,000, and at that price the town usually hands over a semi with three bedrooms. Flats go for well under £200,000. Detached houses go for nearer half a million. Most of the town lives on the middle rungs. It is a property ladder with every rung still attached.

The Land Registry recorded 366 sales in Dunstable in the year to May 2026, at a median of £325,000. Semis were the biggest group: 136 sold, at a median of about £381,000. There were 102 terraced houses at about £310,000, 90 flats at about £175,500 and 38 detached houses at about £480,000. Detached houses are rare enough that a single sale on the right street can shift their median. The semi is what most buyers in Dunstable actually trade in.

The house price index for the area put the average price at about £354,000 in May 2026, up about 2% over twelve months. Flats did slightly worse, down about 1% over the same year. Both changes are small. A flat bought two years ago has held its value. It has not made anyone rich.

Band C is the most common council tax band, and about 35% of homes are in bands A or B. In Central Bedfordshire, a band D home pays about £2,516 a year. Comparison sites quote the band D figure, but most homes in Dunstable sit in band C or below and pay less.

Typical private rent across Central Bedfordshire, the authority covering Dunstable, is about £1,240 a month as of April 2026, up about 6% on the year. That is an average for the whole authority from the Office for National Statistics rent index. It is a mean, so a few large houses at the top pull it up. By size, a one-bedroom home averages about £860 a month, a two-bedroom about £1,090, a three-bedroom about £1,370 and a four-bedroom or larger about £2,030. The three-bedroom figure is the one to watch. Rents for the type of house Dunstable has most of are rising faster than the prices of those houses.

The Office for National Statistics models median gross household income in Dunstable at about £57,600 a year, before tax, for the financial year to March 2023. That figure is a few years old. Against a £325,000 median, a household on two ordinary wages can stretch to a terrace or a semi. A household on one wage will be looking at a flat. The Bedford truck plant that paid a lot of those wages closed in 1992. The houses its workers bought have done better than the trucks.

The Land Registry sales that can be matched to a floor area on an energy certificate show a median of about £3,900 a square metre, across a typical floor area of about 83 square metres. That match covers 88% of the year's sales, not all of them. The energy certificate for any house on the market records its floor area. Ask for it with the asking price and compare the two, because room counts in a listing are no help for this.

The 2021 census counts about 44% of homes in Dunstable as having three bedrooms. About 26% have two, 17% have four or more, and 12% have one. With three bedrooms the most common size and a typical floor area of 83 square metres, the three-bedroom home in Dunstable is a family house that has been told to be sensible.

Prices are one of the things Dunstable does well. A typical buyer can get three bedrooms here without a second job or an inheritance.
