What do houses cost in Combe Martin?

For anyone buying or renting in Combe Martin.

About £318,000 buys the typical house in Combe Martin. A flat costs less than half that. A detached house costs barely more than a semi. The whole market fits inside a range most towns use for one street. This is a village where the price is set by the valley and the roof, not by the word on the estate agent's board.

The Land Registry recorded 44 sales in the year to February 2026, with a typical sale price of around £318,000. Broken down by type, detached homes came in at roughly £345,000, semis at about £338,000, terraces around £260,000, and flats at approximately £153,000. Seven thousand pounds between a detached house and a semi is not much of a hierarchy. What that flat figure conceals is that only five of them sold in the whole year, so one unusual conversion moves the number, and the flat market here is thin enough that it is closer to a handful of transactions than a market.

The published house price index for the area put the average at about £278,000 in May 2026, up around 1% over twelve months and around 9% over five years. That twelve-month move is small enough to be noise rather than news. Flats went the other way, down roughly 3% over the same twelve months. Neither figure is a forecast, and in a place with 44 sales a year the index is describing a wider area than the village itself.

Council tax lands mostly in band C, with around 36% of dwellings in bands A and B. A band D bill runs to roughly £2,640 a year, which is the figure most people can hold against their own without a calculator.

Renting is a North Devon question rather than a Combe Martin one. Typical private rent across the North Devon area is about £850 a month, which is a mean from the Office for National Statistics index rather than an average of what is advertised locally. By size, a one-bedroom runs around £590, a two-bed about £780, a three-bed roughly £970, and four bedrooms or more around £1,340.

On affordability, the modelled gross household income for the area was about £44,500 before tax in the financial year to March 2023, which is a snapshot of that year and not a current wage. Set that against a £318,000 typical price and the picture is the familiar coastal one: prices are set partly by people arriving with money made elsewhere, and local earnings have to stretch to meet them. It is not Salcombe, and it is not Ilfracombe either. It sits in the middle, which is the honest and slightly boring answer.

Of the sales that can be matched to an energy certificate's floor area, which is about 23% of them, the median works out at roughly £3,325 per square metre for a typical floor area of about 92 square metres. That coverage caveat matters. It is a quarter of the market, weighted towards property that has been certificated, so treat it as a sighting shot rather than a valuation.

For the mix people actually search on, the 2021 census counted about 39% of households in three-bedroom homes and roughly 27% with four or more. Two-beds account for around 26% and one-beds just 8%. That is a village stocked for families and for people who once had them, not for anyone starting out on their own.

Combe Martin's prices are middling by every measure available: not a bargain, not a stretch beyond reason, and not much moving in either direction. What you are buying is the location rather than the arbitrage, and anyone hoping the coast path comes at an inland discount will want to look at those flat figures again.
