A typical home in Colney Heath costs around £620,000, and nothing about the village's size makes that number any smaller. Most of what sells is a semi. Terraces are the cheapest way in, at close to £480,000. The detached houses are higher again. The heath is free, and every house near it costs a lot.
The Land Registry recorded 24 sales in the Colney Heath area in the year to May 2026, at a median of about £619,000. Semi-detached houses made up 13 of them, at a median of about £620,000. The 7 terraced houses went for about £478,000 and the 4 detached houses for about £745,000. With so few sales, the price list here comes down to a handful of households deciding to move, and one more detached sale would shift the headline. If you are buying a particular type of house, ask for the sold prices of that type on the street itself, because the village-wide median rests on two dozen transactions.
The published house price index for the area rose 3% in the year to May 2026, to an average of about £638,000. Flats rose about 1% over the same twelve months, to an average of about £327,000. Those are modest changes. Three percent is the market clearing its throat, and it gives no sign of either a boom or a slump.
The most common council tax band is D, and only about 8% of homes are in bands A or B. Band D costs about £2,420 a year here, and that is the bill most buyers should plan around. Cheap bands are about as rare as cheap houses.
The St Albans area's typical private rent was about £1,920 a month in April 2026. The same district figures put a one-bedroom home at about £1,260, a two-bedroom at about £1,620, a three-bedroom at about £2,000 and four bedrooms or more at about £2,890. These are averages from the Office for National Statistics' rent index for the whole district, so they describe St Albans tenants in general and no Colney Heath street in particular. No figure exists for studios or single rooms.
Of the sales that could be matched to an energy certificate, which is about 96% of them, the median price per square metre was about £5,770. The typical floor area behind that figure is about 110 square metres. Every square metre of hallway costs the same as a square metre of kitchen, so the people who measure their landing during a viewing are doing it for good reason.
At the 2021 Census about 39% of homes in the area had three bedrooms and about 31% had four or more. Two-bedroom homes made up about 21% and one-bedroom homes about 9%. The village is built around family houses, and anyone after a small first home will find very few to choose from.
Colney Heath is an expensive place to buy, with little at the lower end and a family-sized house at the price you would expect from the St Albans side of Hertfordshire. For most buyers, the cost of getting in is the weakest part of living here.
