What do houses cost in Cirencester?

For anyone buying or renting in Cirencester.

A typical Cirencester house sells for about £335,000, which is what the Cotswolds costs when a salary is paying for it and not an inheritance. Flats go for under £180,000. Terraces go for about the typical price. Detached houses go for about £585,000. Cirencester is the largest town in the Cotswolds and the one where buyers on an ordinary income can still get in.

In the year to May 2026, the Land Registry recorded 219 sales in Cirencester at a typical price of about £335,000. By type, the 50 flats went for around £178,000, the 88 terraces for about £334,000, the 43 semis for £385,000 and the 38 detached houses for about £585,000. The terrace is easily the most-traded home in town. The detached house is where the Cotswold premium turns up, late and all at once.

The official house price index for the area rose 3.9% in the twelve months to May 2026, to an average of about £408,000, and is up about 11% over five years. Flats on the same index rose 0.7% in a year, so they hardly moved. That is good news if you are buying a flat and dull news if you are selling one.

Band C is the most common council-tax band in Cirencester, and 39% of homes are in bands A or B. Cotswold District's band D bill comes to about £2,390 a year, the easiest figure to hold up against what you pay now.

Rents are only published for the Cotswold district as a whole. The Office for National Statistics' rental index puts the average private rent across the district at about £1,260 a month as of April 2026, up 8% on a year earlier. That is an average from the index, not a median of advertised flats. By size, a one-bed averages about £880 a month, a two-bed £1,110, a three-bed £1,350 and four bedrooms or more about £2,060. Over that year, rents across the district climbed about twice as fast as the house price index for the town, so landlords have noticed the same thing buyers have.

Household income in Cirencester is modelled by the Office for National Statistics at about £55,000 a year before tax, for the financial year to March 2023. It is an average across the town's three middle-layer areas, and it is a few years old. Against that, a £178,000 flat is within reach for one earner, and a terrace at the typical price is realistic for a couple. The detached houses are being bought with money made somewhere else.

Of the sales that could be matched to an energy certificate's floor area, about 80% of the total, the median price was about £4,140 per square metre. The typical home behind that figure measured about 87 square metres. The Land Registry's sold prices for the same street, alongside the floor area on the energy certificate, are the fairest check of any asking price here. The headline price on a honey-stone frontage in the Town Centre conservation area tends to say more about the stone than the space.

At the 2021 Census, about 15% of Cirencester homes had one bedroom, 27% two, 38% three and 21% four or more. The three-bed is the standard home here. Anyone hunting for one will keep meeting the same rival buyers, all of whom did the same sums.

For a town with Roman walls and a polo club, house prices in Cirencester are one of its strongest points. They are steady, sensible, and within reach of people who earn their money locally.
