Who lives in Bray, Berkshire?

For anyone buying or renting in Bray, Berkshire.

Mostly comfortably-off people who have finished climbing the ladder and bought the big house by the river. Seven in ten households own their home. The typical resident is about fifty. Half the adults have a degree. More than a fifth of households are a single pensioner. Bray is where careers end up rather than where they start.

The 2021 Census is the source for every population figure here. It counted 833 residents in 370 households, and 69% of those households own their home. About 20% rent privately and 11% rent from a social landlord. Owning is the norm in Bray, and renting is the exception.

The median age is 50, and people aged 25 to 44 make up about 21% of residents. People in Bray tend to arrive after the promotion and then stay.

The Office for National Statistics modelled median household income for the wider area around Bray at about £77,800 a year before tax, for the financial year to March 2023. After tax the same households take home about £53,900. In a village where the most common council-tax band is G, the after-tax figure is the one that actually pays the bills.

About 37% of households are one person living alone, and 22% of all households are a single pensioner. That second group is part of the first and shouldn't be added to it. Couples with dependent children make up 18% of households and lone parents about 2%. This is a village of big houses, and a surprising number of them have only one person living in them.

Half the adults, 50%, hold a degree or higher, and 12% have no formal qualifications. Full-time students make up about 1% of residents. Students barely register here, and few of them could afford to live in Bray anyway.

In the 2021 Census about 88% of residents described their health as good or very good, and about 3% as bad or very bad. The borough-level public health figures, which cover all of Windsor and Maidenhead, are better than England's for both smoking and preventable deaths. Those borough figures describe the whole council area and say nothing about any one Bray household.

Bray is home to well-off, well-qualified, settled households, with plenty of the residents in later life. As neighbourhoods go, it is one of the most comfortable you'll find.
