What do houses cost in Bexhill-on-Sea?

For anyone buying or renting in Bexhill-on-Sea.

Around £310,000 for the typical home, which on this stretch of coast counts as sensible rather than cheap. Flats sell for about £178,500. Detached houses go for around £440,000. Prices have hardly moved in a year. Nobody is getting rich buying here, and nobody is getting burned.

The Land Registry recorded 573 sales in the year to May 2026, at a typical price of about £310,000. The split by type is wide. The 223 detached houses sold went for around £440,000, the 102 semis for about £319,000, the 78 terraces for about £269,000 and the 170 flats for about £178,500. Detached houses were the biggest group of sales, which tells you the town's buyers arrive with equity from somewhere pricier and want a garden with the sea air.

The direction of travel is flat. The official house price index for the area moved up about 0.4% in the twelve months to May 2026, a change small enough to disappear in the gap between asking price and offer. Flats went the other way, down about 2.4% over the same period. Over five years the index is up about 15%, so the gains came earlier and have since stalled. For a flat buyer that is a mild tailwind at the negotiating table. For a flat seller it is a reason to price sensibly the first time.

Council tax is the quiet bonus. Band B is the most common band, and about 40% of homes sit in bands A or B. For comparison with your current bill, band D in this area comes to about £2,700 a year. The seafront gets the attention, but the council-tax list is the part of the brochure that works in the buyer's favour.

Renting is priced at the district level. The typical private rent across the Rother area is about £1,160 a month as of April 2026, an average for the whole council area rather than for Bexhill itself. By size across Rother, a one-bed averages about £800 a month, a two-bed about £1,030, a three-bed about £1,290 and a four-bed or larger about £1,910. These are mean rents from the official price index, not the asking prices on a letting agent's window, which tend to run optimistic.

Against local incomes, the price is a stretch without being out of reach. Modelled gross household income, before tax, averaged about £46,500 in the financial year to March 2023. That figure is dated and describes households already here, many of whom bought long ago or brought the money with them. A first-time buyer on a local salary will find the flats workable and the detached houses a long way off.

Measured by floor area, homes sell for about £3,640 per square metre. The typical sale behind that figure has about 96 square metres of floor space. It covers the sales that could be matched to an energy certificate's floor area, about 72% of them, so the rest of the market sits outside it. It is still the most honest way to compare a flat with a bungalow, because it strips out the estate agent's favourite trick of calling a box room a bedroom.

The bedroom mix at the 2021 Census leans small to middling. About 13% of homes have one bedroom, 37% have two, 33% have three and 17% have four or more. Two-bed homes are the most common, which suits downsizers and couples, and leaves families who need a fourth bedroom competing for a narrower pool.

Bexhill-on-Sea is somewhat better value than average, priced for people who want the coast without the premium the better-known resorts charge. The money goes further here than the postcode's seaside setting would suggest, provided nobody expects it to grow quickly.
