What do houses cost in Beaconsfield?

For anyone buying or renting in Beaconsfield.

Houses in Beaconsfield cost about a million pounds, and that is the middle of the market. Detached houses go for about half as much again. Flats are the cheap end and still cost close to half a million. Most homes sit in council-tax band G. In Beaconsfield a million pounds is just the median, and the buyers here say it without blinking.

The Land Registry recorded 151 sales in the year to April 2026, at a median of £1,000,000. The split by type is where the town shows its hand. The 77 detached houses sold for a median of about £1,550,000, the 27 semis for about £725,000, the 18 terraces for about £565,000 and the 29 flats for about £485,000. Half the sales were detached houses, so the median is set by them. A terrace in this town is the bargain basement, and there were 18 of them all year.

The official house price index for the area rose about 2.8% in the twelve months to May 2026, with flats up about 0.4%, which is close enough to flat to need no adjective. Those are published changes for the wider index area over a year that has already happened. Nothing in them says where the next twelve months go.

The commonest council-tax band in Beaconsfield is G, and only about 3% of homes are in bands A or B. Buckinghamshire Council charges about £2,527 a year for band D, the figure most readers can hold against their own bill. Band D is a modest house by the standards here, so most owners pay well above that line.

Buckinghamshire's typical private rent was about £1,470 a month as of April 2026, up about 5% on a year earlier. By size, the county-wide figure runs from about £1,030 for one bedroom and £1,310 for two to £1,600 for three and £2,360 for four or more. These are means from the Office for National Statistics rent index across the whole county, so they blend Beaconsfield with cheaper towns, and there is no published figure for a studio or a room. A tenant hoping to find the four-bedroom rate on a Beaconsfield detached house should check what the landlord paid for it first.

The Office for National Statistics models median gross household income across the town at around £79,000 a year for the financial year to March 2023. That is before tax, and it is a three-year-old modelled figure. Set against a million-pound median, a household on that income is a long way short whatever the lender's calculator says, and the gap is filled by deposits, equity and family money that no income table records.

Of the sales that could be matched to an energy certificate's floor area, about 75% of them, the median price was about £6,880 per square metre. The typical home behind that figure has about 165 square metres of floor space, which is a big house by any measure, and it explains a fair share of the price.

At the 2021 census, about 7% of Beaconsfield's households had one bedroom, 17% had two, 25% had three and 52% had four or more. Over half the town is four-bedroom houses. First-time buyers looking for a two-bed have about one home in six to choose from, and they are competing with downsizers who have just sold a five-bed.

Houses here are expensive in a way that does not come down at any rung of the ladder. The cheapest flat costs what a family house costs in much of the county, and the typical home costs a million.
