What's the area around Barnstaple like?

For anyone buying or renting in Barnstaple.

The countryside around Barnstaple is the best thing about living in it. Green space begins at the end of most streets. Water is closer than that. Two rivers meet at the town and the estuary widens westward toward the sea. For somewhere with a retail park and a bypass, it takes real effort to be far from something worth walking to.

The typical Barnstaple postcode has around 26 publicly accessible green spaces within a kilometre, and the nearest one averages about 160 metres away. That is a two-minute walk in practical terms, and it holds across the town rather than being concentrated on one favoured side of it.

Water is nearer still. Blue space averages about 280 metres from a postcode here, with roughly 82 water features within a kilometre, which is what happens when a town is founded at the lowest crossing point of the River Taw and then has the River Yeo join it on the northern side. The estuary is the organising fact of the whole area, and it dictates the views, the light and the walks.

The National Cycle Network runs an average of about 570 metres from a Barnstaple postcode, and roughly 56% of postcodes sit close to it. That is unusually good access for a town this size, and it turns the flat estuary ground into the most useful thing a family with bicycles could ask for.

The town centre carries 436 shop premises, 54 pubs and 32 restaurants on the rating list. The Pannier Market, built in the 1850s with its glass and timber roof on iron columns, still runs six days a week, and Butchers' Row opposite has held its ten shops since the same decade, though only one of them is still a butcher. The rest went to a baker, a delicatessen, two fishmongers, a florist and a greengrocer, which is either decline or evolution depending on how much you like fish.

Fine particle pollution across the North Devon council area measured about 4.7 micrograms per cubic metre in 2024. That is a council-area figure covering everything from the town to the moor edge rather than a street-level reading.

The area is not one settlement but a town that ate several. Pilton, Newport and Roundswell were absorbed by ribbon development between the 1930s and the 1950s and still read as distinct places to anyone who lives in them. Beyond the edge, Bishop's Tawton, Landkey, Swimbridge, Bickington and Westacott sit within a few minutes of the town, Fremington Quay and Chivenor lie west toward the estuary mouth, and Marwood, Shirwell and Prixford climb into the hills to the north. Buying here means choosing between the town's convenience and a village that borrows it.

Private outdoor space is generous in a way public statistics usually hide. The area holds about 118,500 square metres of private garden per thousand residents, which means the gardens are real gardens rather than the paved yards that come with terraced housing in bigger towns.

There are 1,560 rateable premises on the valuation list for the area, including 416 offices alongside the shops, and 308 holiday lets, which is the tourism economy showing up in the property records rather than in the brochures. These are premises on a list, not a guarantee that any particular unit is trading.

For eating out, 279 food premises carry a hygiene rating, and about 85% hold the top score, with about 3% at the lower end of the scale.

One honest absence: no area of outstanding natural beauty, site of special scientific interest or ancient woodland overlaps the area itself. The landscape here is working countryside, estuary and farmland rather than designated scenery, and it is none the worse for it.

Surroundings are where Barnstaple wins outright. Almost nowhere in England gives you green space at the end of the street, an estuary two minutes further, a cycle network on the doorstep and gardens of that size, all at North Devon prices.
